The project is out of scale for the neighborhood and would overshadow adjacent buildings and historic structures - the Jack House on Marsh St and the Robert Pollard house at 535 Higuera St. We request that the scope and design of the project be revised to make it compatible with the surrounding structures and Downtown San Luis Obispo. 2. The project design, setback and window locations should respect and mitigate privacy issues with the single family residence next door at 535 Higuera Street. 3. There is minimal open space. The footprint of the building is too large for the lot size. 4. The parking is not adequate and is inconvenient to users with lifts required. 1 5. In addition, there is already no parking for the recently completed and still unoccupied housing project across the street at 550 Higuera which has 30 single family residences with between 2 and 3 Bedrooms each. There is no off-street parking for those units. Where are these residents expected to park? Adequate parking should be included in all of these projects. 6. In summary, the size and scale of the project is not in keeping with the style and architecture of the surrounding downtown architecture. The neighboring Bank of the Sierra building at 500 Marsh Street carefully incorporated the style and character of historic downtown and the adjacent Jack House. This is a model of thoughtful development. We hereby request that this project be significantly scaled back to fit in with the surrounding area. Thank you for your consideration. Sincerely, James M.
