Honorable Mayor and City Council members
I would like to thank Kyle Van Leeuwan, Andy Pease and Carlyn Chritianson for taking the time to answer
questions I had about the ADU, JADU and the Guest Quarters and the new state requirements.
The following were just a few items that were discussed:
In the staff report going to the council meeting on February 4th, the terms "Multi family" and "duplex"
are referred to a number of times in the same sentence. I was unclear as to where a "triplex" or a
"fourplex" stood in the definition. As I understand it now, anything over a duplex is referred to as"multi
family.
The state removed any reference to an ADU and/or the primary residence to be owner occupied and I
was wondering about the people here that fell into building an ADU that had that requirement, if they
would be allowed now to have that requirement removed. I think that will be discussed a little more at
the meeting on the 4th for some further clarification.
The ability to build up to four foot from the side and and rear lot lines seems a bit close to me but
restricting the height of a building to 16 feet will help protect neighbors to a certain degree.
I believe parking is a problem in many areas and being able to eliminate parking and converting garages
may add to that problem.
Needing to add a new utility connection for ADU's at 750 square feet or larger doesn't make a alot of
sense to me as I'm not sure why a potential requirement for a utility connection is triggered by square
footage. I think this will be discussed more as well.
There was more to the dialogue, but the conversation we had was a real benefit to my understanding of
what we had in our ordinance and how it has been changed by the state.
