HomeMy WebLinkAbout6/2/2020 Item 12, Martin, Jean Wilbanks, Megan From:Jean Martin < To:E-mail Council Website Cc:Jean Martin Subject:545 Higuera Street Development May 27, 2020 To the City Council: I am against the 545 Higuera Street Development because the City has violated its own Community Design Guidelines where it states “infill residential development should be compatible in scale, siting, detailing, and overall character with adjacent buildings.” It is nothing like any of our Historic buildings in this entire block which is the oldest Historic Neighborhood in this city. I have lived next door to this proposed building for 85 years. The Guidelines say, “The height of infill projects should be consistent with surrounding residential structures.” In this block we are all single story homes and a few two story buildings. This building would be four stories with tall ceilings in all rooms. This would add darkness to our homes and affect our yards and gardens. “New developments should respect the privacy of adjacent residential uses…so that windows do not overlock and impair the privacy of indoor or outdoor living space of adjacent units.” The huge building with its huge windows faces my little Master List Historic Home. The residents could look straight through my house and clear through my rental cottage and my garage and entire yard. I would have ALL OF MY PRIVACY TAKEN AWAY! "Multi-family structures should be set back…with the prevailing setback pattern of the immediate neighborhood”. We are a neighborhood of homes so have front yards. This development would CHOP OFF A HUGE SECTION OF OUR FRIENDLY NEIGHBORHOOD!! “A structure with three or more attached units should incorporate significant wall and roof articulation to reduce apparent scale."! The building would still BE A SKYSCRAPER AND DESTROY OUR BLOCK!! "Large projects should be broken up into groups of structures.” NEVER DO YOU BUILD ONE LONG BUILDING SIDEWALK TO SIDEWALK AS THIS DEVELOPMENT IS PLANNED.
