General Inspection Comments False Inspection performed with Fire inspector K. Boyle. KB advised that
he issued a notice to stop all work on 5/24/19 due to the potential
removal of lead paint and asbestos. Inspection of the exterior of
the property found that a significant amount of demolition had
already occurred at the residence. While on the front porch I
observed through a front window that the interior of the residence
had been stripped down to the studs. A large pile of lath and
plaster debris was observed at the side of the residence.

Dear Property Owner,
On May 28, 2019 City of San Luis Obispo Community Development Department staff noted the
following violations of the San Luis Obispo Municipal Code or other relevant codes at the above listed
address:
1. The residence has undergone an interior demolition. Interior wall surfaces, including lath, plaster
and insulation have been removed. No permit is on file for this demolition.
San Luis Obispo Municipal Code § 15.02.010, California Building Code § 105.1:
Permit Required. Any owner or authorized agent who intends to construct, enlarge, alter, repair,
move, demolish or change the occupancy of a building or structure, or to erect, install, enlarge,
alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the
installation of which is regulated by this code, or to cause any such work to be done, shall first
make application to the building official and obtain the required permit.
Corrective Action: The above unpermitted construction will require the submission of plans to
obtain a demolition permit. Alternatively, plans may also be obtained for the completed
demolition and full remodel of the residence. Plans may be required to be prepared by a qualified
design professional. Please visit city Planning and Building Departments at 919 Palm Street
determine if each structure and alteration it its current location can be permitted to meet current
zoning regulations and building codes.
A COPY OF THIS NOTICE MUST BE ATTACHED TO ALL APPLICATIONS FOR A PERMIT.
ALL REQUIRED WORK MUST BE COMPLETED WITHIN 90 DAYS OF PERMIT ISSUANCE.
We request that you voluntarily take action to correct the above noted violation(s) no later than June 29,
2019. These violations constitute a public nuisance and must be abated. Failure to correct the
violation(s) by the specified date will result in the issuance of an Administrative Citation requiring
payment of FINES in accordance with SLOMC Chapter 1.24. For Municipal Code violations that
remain uncorrected after issuance of an Administrative Citation, the City may seek enforcement by other
civil or criminal remedies.

Any person having a title interest in the property may request a Director’s review of this Notice by
completing the enclosed Request for Director’s Review Form and submitting it to the C ommunity
Development Department via email at code@slocity.org or to 919 Palm Street, San Luis Obispo, CA
93406, within five (5) days of the date of this Notice. This Notice shall be deemed final unless you
timely file a Request for Director’s Review.

Dear Property Owner,
On May 30, 2019 City of San Luis Obispo Community Development Department staff issued a Notice of Violation for
unpermitted work at the above referenced address. A code correction permit, DEMO-4358-2019, was issued on June 19,
2019. Expiration of issued permits are described in the following code section:
San Luis Obispo Municipal Code § 15.04.020:
Construction and Fire Prevention Regulations. Amendments—California Existing Building Code.
I. Amend Chapter 1, Division II, Section 105.5.to read as follows:
105.5 Expiration. Every permit issued shall become invalid unless the work on the site authorized by
such permit is commenced within 180 days after its issuance, or if the work authorized on the site by
such permit is suspended or abandoned for a period of 180 days after the time the work is commenced.
Work shall be deemed abandoned if an inspection required to be performed under the work authorized
by the permit is not approved within 180 days of the most recent prior approved inspection. The
building official is authorized to grant, in writing, one or more extensions of time, for periods not more
than 180 days each. The extension shall be requested in writing and justifiable cause demonstrated. A
permit that is abandoned after adoption of new mandatory building codes by the State may not be
extended and must be submitted for review to comply with the new regulations.
Permits issued to correct code violations pursuant to a code enforcement case shall be valid for a
period of 90 days. Extensions to the permit may be granted at the discretion of the building official.
Performance or approval of a required inspection will not automatically extend the permit.
Our records indicate that this project has not received an inspection in over 180 days. To avoid additional Code Enforcement
action, please call the City of San Luis Obispo Building Division at (805) 781-7180 to request reinstatement of the above-
mentioned permit and an inspection by January 21, 2020. Additional fees may be required for the reissuance of a permit.
Additional inspections may be scheduled only after the permit has been reissued.
