The project as envisioned provides for a significant amount of new downtown housing, including a number of low income units, which supports a primary goal in improving the vitality of downtown. I appreciate the upper level “green- belt”, a park like terrace that sets back the upper floors, providing a benefit to residents and a less imposing facade from the street level. I also appreciate the way the corner at Marsh and Chorro is set back with patio dining. The current, underutilized building does not provide for ways the public can interact with it, and I’ve always gravitated towards new developments that encourage "engagement through design” as this one does. I understand there may be objections to this project due to its proposed height. I feel those objections are largely mitigated by the project’s placement between two of the tallest structures in the downtown core. The applicants aim to minimize the the project’s impact through a substantial set back of the upper floors has been successful, and I’d consider it a very thoughtful design choice. I believe this new project does a tremendous job at re-thinking, and revitalizing an under-utilized property in the center of the downtown core. I strongly hope that you will support it.
