Thank you, Ken Hillers and Betsy Toro 778 Toro Street San Luis Obispo, CA 93401 805-215-5070 1 Concerns with 1137 Peach Street project Ken Hillers and Betsy Tuner – 778 Toro Street • The historic character of the existing house at 771 Toro will be impacted by having the two story unit in lot 7 looming behind it. This two story unit has a smaller setback from the existing structure at 771 Toro than the spacing between the proposed two story strucutres within the development (11‘ 10” between structures on lots 5 and 7; 16’ 4” between structures on lots 7 and 8). This means there will be 19’ high wall only 11’ 10” behind the existing historic house at 771 Toro. I believe this negatively impacts the historic character of this house and the whole block of Toro street. • The parking provided for the development seems inadequate: o it will be difficult to enter and exit the two-car garages for lots 7-10 via a 20-ft wide driveway. o The tandem parking proposed for the existing historic structures on Palm street seems unreasonable. I believe three cars in one driveway has been proposed. I’m concerned that these issues will lead to a substantial increase in street parking demand in a neighborhood that is already significantly impacted by people who park here and then walk downtown including many county workers who use the neighborhood (these impacts are not currently obvious due to the pandemic). • Solid Waste Containers: o The existing residences on Peach Street had garages/sheds until the reconstruction began; solid waste containers would have been screened in those structures. o Where will waste containers be stored for the existing Peach street homes in the built-out project? o Where will waste containers be put out for pickup on trash day? If the trash and recycling bins from 6 houses (771 Toro plus the 5 new residences) are all put on Toro street, they will certainly block the new road to the development or they will block multiple parking spaces on Toro Street. I see the storage and pickup of solid waste as a major problem for this project due to the fact that parking on Toro street was extremely impacted before the pandemic and will likely be even more impacted after this project is built. • Street trees and trees within the project – consider incorporating Weeping Chinese Elms to match other street trees in the neighborhood. • Outdoor space: the project seems to provide minimal outdoor space for each residence. It is unfortunate that more outdoor space is not included in this project. A 10’ x 15’ space may be appropriate for an apartment but is very small for a single family home. This is inconsistent with the character of the neighborhood.
