Please provide record decisions and staff notes regarding:
1) Any and all information on Lucca Lane use as acceptable ingress/egress. Additional
considerations:
•Issues regarding Lucca Lane as the street of entry given it’s narrow width with no sidewalks
•Car count (starting at San Vincenzo) for a) Lucca Lane after development and b) construction
traffic during construction with duration period of construction traffic.
•Accident prediction models due to no sidewalks on Lucca Lane, thus forcing existing
resident/pedestrians into traffic with no direct access to pedestrian paths.
•Accident prediction models due to no side entry garages for 2 houses on the west side of
Lucca Lane closest to the affordable housing property. Thus, these houses have to back into
traffic.
•Road Damage (Lucca is a “paver” street )estimate due to construction vehicles.
•Any information about alternative or ancillary ingress/egress.
2) Any information on the parking count in relation to the number of residential units proposed?
Backup for determining how many cars might need parking given the amount of units
proposed.
3) Information providing support that residents of the proposed development would meet the
criteria of public transportation requirements per the Margarita Plan.

The approved plan by the fire department for red curbing and fire lane signs that are supposed to be installed
in the Toscano Subdivision as evidenced by the attachment from agenda packet dated 8/16/16 (SEE the 3rd blue X).
When are these improvements required to be made? and confirm the improvements.

b. Grant to the City the right to maintain common areas if the homeowners' association
fails to perform, and to assess the homeowners' association for expenses incurred, and
the right of the City to inspect the site at mutually agreed times to assure conditions of
CC&R's and final map are being met.
c. No parking except in approved, designated spaces.
X d. Grant to the city the right to tow away vehicles on a complaint basis which are parked
in unauthorized places.
