◼Vesting Tentative Tract Map (VTTM 3136) and development
of 192 dwelling units on 10.34 acres
◼Includes 8 “live-work” units with commercial office space
◼Extension of necessary infrastructure and roadways
◼Removal of 56 existing trees and replanting of 342 trees

◼Project would remove all 56 existing trees onsite
◼Existing trees include:
◼mostly ornamentals and introduced non-native or invasive
species (1.5 to 21.3 DBH)
◼29 trees are less than 5” DBH
◼2 are native coast live oaks (8” and 13” DBH) in good health
◼19 trees are either in poor health or dead (2)
◼Tree removal necessary because:
◼10 are located in the ROW of the Bullock Lane extension
◼The remaining 46 would not survive necessary site work,
including grading and development

◼Tree Species. Mostly non-native; only 2 native trees to be removed

to be removed; replantings would improve overall health
◼Public ROW Obstruction. Would remove trees obstructing future
ROW; 11 new street trees to be planted
