HomeMy WebLinkAbout04-05-2021 Item 2 Scott (revised)City of San Luis Obispo, Council Memorandum Agenda Correspondence April 2, 2021 TO: Architectural Review Commission FROM: Shawna Scott, Senior Planner SUBJECT: Item #2 - ARCH-0423-2020 (1301 Calle Joaquin) The applicant for the project has submitted a requested amendment to the plans provided in the staff report and agenda packet for Item #2 (Towneplace Suites Sign Program). Staff wanted to ensure the Architectural Review Commission and the public have an opportunity to review these proposed changes prior to the hearing to consider the proposed sign program and requested exceptions on April 5, 2021. One of the minor changes is to reduce the proposed size of the monument sign from 24.5 square feet to 24 square feet, which would be consistent with the Sign Regulations (maximum standard size of a monument sign). The applicant is also proposing an amendment to the requested placement of the three wall signs on the southwest (south), northwest (north), and southeast (east) elevations. The proposed changes are identified below and are shown in the attached revised plans for the proposed sign program. As described in the agenda report, three wall signs (100 square feet each) are proposed on the northeast (north), southwest (south), and southeast (east) elevations, and would consist of five- inch deep internally illuminated reverse channel letters (halo illumination) painted carbon black with a satin finish. Channel letters would be 20 inches and 12-½ inches in height. The wall signs on the southwest and northeast elevations are proposed at the fourth floor level, above the hotel entrances. The wall sign proposed on the southeast elevation (facing U.S. Highway 101 and Calle Joaquin) would not be located above an entrance and would be placed at the third floor. The plans included in the agenda report show the wall signs on the southwest (south) and northeast (north) elevations at a height of 39 feet, 1 inch, and the wall sign on the southeast (east) elevation at a height of 29 feet, 6 inches. The revised plans provided by the applicant show the wall signs on the southwest (south) and northeast (north) elevations at a height of 39 feet, 11 inches and the wall sign on the southeast (east) elevation at a height of 30 feet, 10 inches. In addition, the orientation of the channel letter “By Marriot” are placed to the left. The size of each wall sign has not changed. As explained in the attachment, the applicant is requesting these changes due to the structural and electrical conditions of the building and will be prepared to describe this further for the Commission.
