Hello, I am writing my thoughts and comments to the Architectural Review Commission concerning the proposed
property at 279 Bridge street.
I am a recent transplant to SLO from Los Angeles and love the beauty and quality of life here. We moved into the houses
on bridge street known as Terraza behind the lot of 279 bridge street.
I was excited by the initial proposal of commercial boutique style shops and a possible coffee shop and restaurant
walking distance from our house to 279 bridge street and was disappointed when that project fell through. I thought a
light commercial area would improve the quality of life of the already light industrial/commercial area that is there now.
One of the best aspects is the views and the peace and quiet. It is the complete opposite of the 10 years I spent living in
Los Angeles.
I have watched the plans for this lot change and I have never taken issue with them until now. The number of exceptions
requested is alarming and the proposed apartment complex does not seem to be the right fit for the space of the lot and
it's surroundings. The rules and guidelines are there for a reason they were created with the town quality standards in
mind and building outside of these rules with exceptions defeats that purpose.
- My number one concern is the 24% density increase requested. Has the commission seen the site in person? This
meadow is quite small and packing an apartment of this size and the amount of units seem way outside the scope of
what should be allowable. The building is maximizing the amount of units they can fit.
-traffic and parking. Only 1 car parking allowed per unit. The reality is that I would imagine a majority of these units will
have more than 1 person live in these units with more than 1 car. Families, couples, roomates will surely live there
despite it being mandated to be affordable housing the reality is one person will not occupy these units for the most
part. Cars will have to park on the street flooding an already small street.
-Traffic. Bridge street is a small street but has access to the public park and south mountain and is close to the 3 main
major streets, Higuera, Madonna, and South street. Has there been any traffic studies done about the impact of this new
large population and cars on a street with very little to no traffic mitigation/stop signs.
-Light pollution lights shining into our upstairs and downstairs bedrooms with balconies and main living areas facing
each other.
-proposed construction time of 5-7 years is a long time to live with construction side effects of noise dust disruption
pollution.
While I believe in affordable housing I am asking the ARC to please honor and uphold the guidelines for this project and
not grant any exceptions to this proposal. The exceptions especially density I believe are to maximize the space way
more than what the area can or should support and will have a direct impact on quality of life and the best aspects of
SLO. Please dont be like the Los Angeles I left where buildings, people, traffic were kept being built densely packed.
