To: The San Luis Obispo Architectural Review Commission
I am an immediate neighbor of the project. From the small map accompanying the project online, the project wraps
around two sides of my home.
I agree with all of the concerns expressed in Mr. Don Marr’s letter to the Commission. In addition, in reviewing the
City of San Luis Obispo Community Design Guidelines, I also have concerns (expressed in CAPITALS below)
regarding the following specific guidelines:
San Luis Obispo Community Design Guidelines 1.2 - Applicability of the Design Review Process
These guidelines frequently speak of the need to consider the architectural context of the site (the style, character,
and form of existing buildings around the site) when designing a new building or remodeling an existing building.
This emphasis is intended to acknowledge the importance of maintaining the character of particularly attractive areas
within the community that are widely appreciated and visually successful.
THIS PROJECT WITH ITS SIZE AND HEIGHT HAS THE ABILITY TO DISTRACT FROM THE CURRENT
ATTRACTION OF THE SURROUNDING HOMES.
San Luis Obispo Community Design Guidelines 1.4 – Goals for Design Quality & Character
San Luis Obispo has repeatedly received national recognition as a desirable place to live. With a beautiful landscape,
relatively uncrowded streets and highways, clean air, a growing business economy, and a unique, and well-
maintained built environment, the quality of life in San Luis Obispo is high. How the built environment appears in
relation to the surrounding landscape, and the quality of the architecture and site design within the city, are key to
continuing and advancing the high quality of life. This section describes several means to achieve the long-term
economic and environmental health of the community.
The primary goals of the City’s design review process are to:
Maintain the community’s quality of life for residents;
THIS PROJECT NEGATIVELY AFFECTS THE PRIVACY OF RESIDENTS IN NEIGHBORING HOMES AND
WILL DETRACT FROM THE CURRENT QUALITY OF LIFE FOR THOSE RESIDENTS.
Maintain property values;
THIS PROJECT BECAUSE OF ITS SIZE AND HEIGHT AND CLOSENESS TO NEIGHBORING HOMES
WILL DEPRECIATE THE VALUE OF SAID HOMES.
Attract growth in the local economy; and
Preserve the City’s natural beauty and visual character.

ADDITIONALLY, THE PROPOSED BUILDING IS SCHEDULED TO HAVE AN EXTERIOR OF
POTENTIALLY FOUR DIFFERENT COLORS WHICH IS NOT IN KEEPING WITH OTHER RESIDENCES
&/OR STRUCTURES IN THE AREA.

I am an immediate neighbor on the eastern lot line. I have concerns with this project including:
1. Privacy - Windows and outdoor spaces will look down directly upon my property
2. Height - This is not a neighborhood that visually supports 35 foot high buildings
3. Mass - Building volume is unsuitable for this size of property and the neighborhood
4. Scale - Out of sync with adjacent and nearby properties
5. Architectural Design - Buildings look out of place in this residential environment
6. Demolition - I question the conclusion that this house is not a valuable historical asset
