To the ARC,
My name is Miles Hischier and I reside at 867 El Capitan Way. The entire length of my home and my backyard shares a
fence with the proposed development.
I am deeply concerned about the following aspects of this project and its impact on my family, as well as the residents of
this small cul-de-sac street.
1. Privacy- When I originally purchased my home, I believed my family could expect to have a reasonable amount of
privacy. A 3-story development will create direct lines of sight into our master bedroom, second bedroom, living room,
garage, and the entirety of our backyard. We are shocked to imagine that residents of this new development will have
full sightlines into nearly every part of our home. This will directly affect our way of life and how we will have to shelter
our family for privacy. I also believe this loss of privacy will dramatically reduce the value of our home going forward.
2. Pedestrian Safety- We live immediately off of the very busy Broad and Tank Farm intersection. As it stands, many
vehicles enter the street at unsafe speeds in order to avoid cross-traffic. The addition of 10 residential units will
dramatically increase vehicle traffic at the expense of safety for the children of residents, as well as the non-resident
pedestrians who access the very popular walking trails at the end of the cul-de-sac.
3. Parking Impacts- Parking on our street is already highly impacted. The existing auto repair shop at the beginning of the
street, as well as visitors to the Roadhouse commercial property, already utilize many of the street parking spots in front
of residences. I am highly concerned that parking on our street will become completely overtaken by construction
crews, before then becoming the immediate overflow parking for the new development.
4. Appearance and Context- El Capitan Way is primarily a street of single family homes. A development of this size and
scale has been proposed without context and consideration for existing residents or structures. While high density
housing is certainly needed in our community, it must be located and sized appropriately. I am asking that the ARC
strongly consider reducing the allowed height of this building to 2 stories in order to remain in context with the
surrounding buildings.

I strongly urge the commission to consider how such a large development could deeply impact the El Capitan pocket
neighborhood. I hope that we can work together to find a solution that will not compromise the character of the
neighborhood or the safety or privacy of its residents.
