Mayor Stewart and Council Members, Please be advised that I support the following recommendations to offset the SB9. 1) Exempt housing in high-fire-hazard zones. 2) Exempt housing located in 100 year flood plains. 3) The height cannot exceed 24 feet for a two-story residence. 4) Establish a minimum of 220 square feet for a studio. 5) Establish a minimum of 400 and 1,200 square feet for larger homes. 6) Require a creek setback of 35 feet at the top of a bank. 7) Require that in a proposal for a second home on one lot, one of the homes must be priced for a low-income household. 8) Any new unit would be rented for 30 consecutive days, to avoid short-term, or vacation rentals from springing up. 9) Require that the applicant for a lot split will live in one of the homes for the next three years. 10) Adopt the ADU design criteria, which attempt to match the new building to the old. 11) Require that any new lot created by a split may not be smaller than the average size of the 20 closest lots.
