November 15, 2021 Applicant: Matthew Quaglino Recommendation Provide comments regarding consistency with the Community Design Guidelines and recommend direction on the projects design to the Community Development Director. 7 Background 8 The Planned Development (PD) Overlay was adopted through Resolution No. 9175 (2001 Series) to allow for a mixed-use project at the corner of Broad and El Capitan. November 15, 2021 Applicant: Taylor Judkins Recommendation Provide comments regarding consistency with the Higuera Commerce Park and Community Design Guidelines and recommend direction on the projects design to the Community Development Director. 19 Background 20 The project site was originally included in an approved Long Bonetti Ranch business park development in 2010. The Long Bonetti Ranch business park plan was modified in 2013 and 2016, for the addition of the Tractor Supply building and four new buildings within the Public Market. Since 2016, the Tractor Supply building has been constructed, and the Long Bonetti Public Market is currently under construction, with completion anticipated in 2022.
