Street Frontage (feet) Min Width to Depth Ratio Requirements (C-S zone)9,000 60 100 40 3:1 (max) Parcel 1 ~111,078 332 333 0 1.1 Parcel 2 ~110,642 332 332 0 1.1 5 6 2/09/2022 Staff Presentation ‐ Item 4b 4 Evaluation 7 The project site has enough area to divide the property into two parcels in compliance with the strict application of the Subdivision Regulations, However, the property is of such size that it is undesirable to conform to the strict application of the lot frontage standards The proposed exception is minor in nature where access from Farmhouse Road can easily be accomplished through a shared private drive aisle. The proposed parcel map conforms with the intent of the required findings for exceptions for lot frontage dimensions as identified in the draft resolution. Environmental Review 8 The project also includes an Addendum to the previously adopted MND: Minor technical changes do not materially change the findings and conclusions of the adopted MND; No substantial changes are proposed or would occur that would require major revisions to the adopted MND; No new significant environmental effects are identified and there would not be a substantial increase in the severity of previously identified significant effects; The project would not result in any significant effects that would be substantially more severe than what was identified in the adopted IS/MND; and The applicant will comply with all identified adopted mitigation measures, which are incorporated into the Draft Resolution. 7 8 2/09/2022 Staff Presentation ‐ Item 4b 5 Recommendation 9 Adopt the Draft Resolution which grants final approval to the subdivision, based on findings, and subject to conditions. 9
