Hi Rachel,
I can’t be there tonight but wanted to weigh in with a few comments on the IHO update report:
1. Removal of the density adjustments related to Table 2A is very disappointing. The density bonus is one of the
incentives that makes the City of SLO IHO successful and an example for other cities that I have pointed to many
times over the years. Please do not eliminate this incentive to build affordable housing.
2. The in – lieu fee seems extremely high 25/sf for single family housing and 20sf for rental, these are “project
killer” level rates. The County IHO doesn’t even start until after a house is 2000 sf or greater which would be a
fantastic way to modify the City ordinance if an in – lieu fee is to be revised. A lower square footage for
eliminating fees is a great way to incentivize the missing middle housing size.

3. Please engage with the home building community for more information on housing construction and land costs
and what the proposed changes mean, and how the changes relate to profitability.
4. Please gear revisions toward incentives to building higher density through reduction or elimination of fees,
density bonuses etc. Incentives get affordable housing built.
5. Consider up-zoning of City property as means to higher density.
6. Eliminate the requirements for affordable for 10 units or less (encourages infill).
7. Eliminate the inclusionary fees for any affordable units built onsite.
