Vince Switzer is a co-founder of SeaBay Building Group. As Chief Executive Officer, Mr. Switzer is
responsible for the development and execution of financial strategies and controls, management
of relationships with government agencies, and ensuring that our clients and stakeholders receive
a quality financial experience with SeaBay.
Mr. Switzer’s strengths lie in cash management, controlling overhead, and operating lean even in
times of growth. His well-rounded financial expertise in structuring and operating start-up and
mature businesses enables him to successfully manage the overall financial health of the
company.
Mr. Switzer brings a proven track record of entrepreneurship with millions of dollars in
transactions across multiple industries. Upon graduating Summa Cum Laude from Arizona State
University, Mr. Switzer founded his first company in 2005, a three-time Inc.500/5000 winner,
which now sells jet aircraft parts in forty countries. A passion for real estate and construction led
him to co-found SeaBay Building Group after his success in developing multi-family and
commercial properties in the Southwest.

Mr. Martinez is responsible for the general project operations and personnel. He is
responsible for the hiring of estimators, project managers and field supervisors, in addition
to overseeing the project management, safety, and estimating departments.
Mr. Martinez brings nearly two decades of construction experience at all levels. Starting as a
carpenter apprentice, he was able to climb the ranks of major construction companies while
working on a multitude of projects. He has managed projects exceeding $125,000,000. His
aspiration, work ethic, and strong leadership skills have enabled him to manage the
construction process in major market sectors of the San Francisco Bay Area.
Close ties with community partners and industry teams facilitate Mr. Martinez’s success in

Provided project management and cost control support for The Weitz Company on a 34-
Story High Rise in the heart of downtown Phoenix. The building included retail space, 7-story
parking garage with the condo levels starting on the 8th floor.
University of California San Francisco, Helen Diller Family Caner Research
Building – San Francisco, CA - $92,000,000
Provided project management and cost control support for Hunt Construction Group on a
five story, 162,000 laboratory research building.

Provided project management and cost control support for Hunt Construction Group on a
140,0000 SF, two-story landform building that was set back into the sloping landscape on
the west side of California Memorial Stadium.

Armando Martinez is a co-founder of SeaBay Building Group. As the Project Manager for the 6th
Street Office Building, Mr. Martinez is responsible for the general project operations and
personnel. He is responsible for the project budget, subcontractor buyout, assists in schedule
management, issues subcontracts and purchase orders, and is responsible for the flow of job
throughout the life of the contract.
Mr. Martinez brings nearly two decades of construction experience at all levels. Starting as a

With extensive experience in the Pacific Northwest, Mr. Pattison has developed many successful
relationships with clients and subcontractors. He is keen on fostering partnerships with project
stakeholders in order drive a broad array of complex projects to successful completion—
providing management and leadership, enhancing accountability, and delivering client
satisfaction for the company and client partners.
Mr. Pattison is skilled in implementing improved processes to reduce errors, increase
expectations of personnel, and maximize success. He has been involved in many noteworthy
projects in Puget Sound and in the Federal sector throughout the country .

Provided project management and project support for Doyon Government Group in the
construction of a 67,000SF LEED Gold administration and medical support facility to assist
wounded veterans returning from foreign missions for the U.S. Army Corps of Engineers. Project
won the 2013 ASME Federal Design Excellence Award.

Eastside Preparatory Schools Dining Hall & Annex Relocation – Kirkland, WA - $1,900,000
Build out of existing 8,000sf cold shell building complete of structural and seismic upgrades,
complete new MEPF, and high-end finishes. Also, includes a complete kitchen relocation,
mezzanine construction, in a fast-track construction schedule.
Park Place Phase 2 Completion – Bonney Lake, WA - $1,108,000
SeaBay Renovation of a 19,000SF luxury 10-unit apartment complex under a fast-track
completion schedule with high-end finishes.
Apple BOH Upgrades – Portland, OR - $400,000
Off-hours renovation and additions for a 4,000sf back-of house project in a heavily occupied
retail environment on a fast-track 30-day completion schedule. Project was completed on time
and on budget.

38,000sf tenant improvement build of a high-end class action law firm in a downtown
high-rise with 59 private offices, 4 glass-enclosed conference rooms, two kitchens, and
an interconnecting feature stair connecting two the two floors of the improvement.
Blackened steel, glass office walls, and an aluminum floor with wood inlays. Project
completed in 16weeks.
Tryer Innovations Laboratory, Starbucks Corporation - Seattle, WA - $4,500,000
26,000sf built out for Starbucks Coffee Company at their Seattle HQ. Project
included complete new overhead and underground MEPF for a one-of a-kind new
laboratory space, one high-end test kitchen, wood/metal shop, cold/hot beverage
laboratory, and complete new finishes throughout to upgrade the existing
conditions. Project completed in 18 weeks.

Budget Exercises - At no cost to you, we use historical data and expert analysis to create budgets, from
schematic design until the contract.
Bids & Proposals - We include the actual subcontractor bids in our proposals. We review them line by line with
our clients. See exhibits for an example of a proposal.
Contract delivery method – We offer flexibility to design the contract to suit the project. Delivery methods
include: Guaranteed Maximum Price (GMP), Cost-plus GMP, Cost-plus GMP with end date, Lump Sum, and Cost-
plus, to name a few.
OUR METHODS
Our Bidding Process:
Our approach to determining effective pricing for each project starts with selecting the right subcontractors and
vendors—proven and trusted team members providing superior quality workmanship in each trade. Upon
receiving project information, we engage several (minimum of 3) quality subcontractors for each trade to ensure
competitive pricing. Relevant project information is sent to each subcontractor and we host a site visit so that
each subcontractor has an opportunity to review the site conditions (as applicable).
Having the right team selected for each project is one of the most critical elements in delivering our projects. We
believe in partnering with the right subcontractors for the right project. We understand that vendors have

We believe in and practice transparency in all areas of our business and understand its importance in any effective
partnership. Therefore, we include all relevant subcontractor and vendor pricing as back-up to our estimates—
from budget concept estimates to fully designed projects.
Construction: From start to finish, you will know the status of your project.
Weekly progress reports – We provide detailed reporting of work performed in the previous week, work
scheduled for the current week, change order and contingency funds logs, photographs of progress and notable
subjects, and more. See exhibit.
Time-Lapse and Drone Videography – We mount cameras and produce time lapse videos for all phases of your
project.
Ceremonies – We provide ground-breaking and ribbon cutting ceremonies, including photography.
Progress Payments – 1) Progress payments are collected from subcontractors and vendors on the 20th of each
month, then reviewed and adjusted for accuracy to the project’s current schedule progress; 2) subcontract
values, general conditions, taxes, and contract changes are then summarized on the mutually (previously)
accepted Schedule of Values for submission to the owner on a standard AIA Certificate of Payment format.
Contract Changes – When an unforeseen condition or a contract scope is changed by the owner, we first begin
the change process by gathering all relevant documentation relating to the justification of the change and/or
data and documentation. Then we work with our subcontract/vendor teams to review changes, provide
complete cost breakdowns of the changes by scope and CSI division, and provide Value Engineering or cost
savings alternates where possible.
