Pre-Construction: Budget Exercises - At no cost to you, we use historical data and expert analysis to create budgets, from schematic design until the contract. Bids & Proposals - We include the actual subcontractor bids in our proposals. We review them line by line with our clients. See exhibits for an example of a proposal. Contract delivery method – We offer flexibility to design the contract to suit the project. Delivery methods include: Guaranteed Maximum Price (GMP), Cost-plus GMP, Cost-plus GMP with end date, Lump Sum, and Cost- plus, to name a few. OUR METHODS Our Bidding Process: Our approach to determining effective pricing for each project starts with selecting the right subcontractors and vendors—proven and trusted team members providing superior quality workmanship in each trade. Upon receiving project information, we engage several (minimum of 3) quality subcontractors for each trade to ensure competitive pricing. Relevant project information is sent to each subcontractor and we host a site visit so that each subcontractor has an opportunity to review the site conditions (as applicable). Having the right team selected for each project is one of the most critical elements in delivering our projects. We believe in partnering with the right subcontractors for the right project. We understand that vendors have different strengths and perform well on different projects; this is why we have many subcontracting relationships and industry resources, in order to foster their success and ensure they perform on your project. We believe in and practice transparency in all areas of our business and understand its importance in any effective partnership. Therefore, we include all relevant subcontractor and vendor pricing as back-up to our estimates— from budget concept estimates to fully designed projects. Construction: From start to finish, you will know the status of your project. Weekly progress reports – We provide detailed reporting of work performed in the previous week, work scheduled for the current week, change order and contingency funds logs, photographs of progress and notable subjects, and more. See exhibit. Time-Lapse and Drone Videography – We mount cameras and produce time lapse videos for all phases of your project. Ceremonies – We provide ground-breaking and ribbon cutting ceremonies, including photography. Progress Payments – 1) Progress payments are collected from subcontractors and vendors on the 20th of each month, then reviewed and adjusted for accuracy to the project’s current schedule progress; 2) subcontract values, general conditions, taxes, and contract changes are then summarized on the mutually (previously) accepted Schedule of Values for submission to the owner on a standard AIA Certificate of Payment format.
