Planning Division – Community Development Department 1. A colors and materials board was submitted for the ARC hearing. The colors and materials match the Pavilion building on the northwest side of the campus. 2. Setbacks have been added to sheet A002. 3. Lot coverage has been added to sheet G001. 4. Supplemented winter solstice study is included on sheet A303. 5. Dignity Health owns Parcels 1-5 and is in final negotiations with the owners of Parcel 6 for the property line adjustments shown on A002. Building and Safety Division – Community Development Department 6. Added accessible path of travel from the parking structure to the tower on sheet A002. 7. A total of 14 accessible parking spaces (12 standard, 2 van spaces) will be provided at the Parking Deck and Tower with the majority of spaces provided close to the Tower entry. Refer to calculations on PA100. July 24, 2019 ARCH-0161 (1911 Johnson Avenue) – Completeness Review #1 Response 2 8. Accessible spaces access does not require the persons to travel behind parking spaces other than their own. 9. Two accessible EV charging spaces (van and standard) provided at the lower level of the Parking Deck (spaces 86 & 143). Transportation 10. Traffic study proposal to be approved/released by Dignity. Utilities Department 11. The fire and domestic line serving the parking deck will be connected to the lateral lines serving the new proposed hospital tower. The connection locations are labeled on sheet C-2.1. The domestic line serving the tower will be a 4" pipe with a 4" meter. The fire line will be a 6" pipe with a 6" DCDA. Both fire and domestic lines serving the new tower will be connected to the water main found under Ella St. The sewer line serving the parking deck will be a force main discharging into a junction box connected to the proposed lateral. The lateral will be connecting into the sewer main found in Iris St. Refer to sheet C-2.1. 12. Water: Both the new tower and parking deck are projected to be serviced from Ella Street for both domestic and fire water. Due to the phasing of the parking deck permit prior to the tower and certain OSHPD review requirements, it is proposed that only a portion of the water lines be permitted with the parking deck plans. This portion will extend from the parking deck to a future point of connection with the lines servicing the tower. The remaining portions, from the tower out to Ella will be permitted as part of a make-ready project. Sewer (on-site): Laterals will be phased in the same manner as the on-site water. Sewer (off-site): The flow rate calculations provided to the City are accurate from a fixture-unit based calculation standpoint. It is understood that there may be improvements to the City's collection main system based on final calculations during the construction document preparation phase of design. Coordination between project July 24, 2019 ARCH-0161 (1911 Johnson Avenue) – Completeness Review #1 Response 3 engineers, ownership and the City Utility department has been aggressively initiated and will be continued to determine the extents of those improvements. Any improvements will be designed on a separate Public Improvement Plan, not a part of either the tower or parking garage plan sets. 13. The trash enclosure shown on sheet PA100 (in parking bay between Lab and Tower) will serve the Future Lab and has been modified to include organic waste. See enlarged plan on PA102. The trash compactor in the loading dock area of the Tower will serve the Tower, refer to sheet A005. Let us know if you have any further questions about this project.
