Dear Hannah,
I would like to request a copy of the proposed site plan showing the areas of each the proposed uses, location of bicycle
parking and vehicle parking areas, a list of the hours of operation of those specific uses, and a copy of the staff report.
Also is there is a noise report, a traffic study, a lighting plan, food truck hours of operation and where they will be
located on the site. Can you please explain what use is proposed for commercial recreation?
I live at 1740 San Luis Drive, directly behind the proposed project. Because of the higher grade elevation at 1701
Monterey Street, you can see directly into my backyard from the edge of the project site. Therefore, I am very
concerned about the exact location of the proposed uses of the project.
The proposed project uses will have a direct impact to me, my family and my neighbors. Especially of concern is Noise.
Noise travels from the Monday Club which is a few lots away from my house and noise travels from Cal Poly when they
are having events such as football games, rodeo and open house events etc…We can hear the noise from the trucks
idling across the creek at 3am making food deliveries to Quality Suites.
Can you please detail the hours of night time deliveries for the proposed businesses?
These high intensity uses proposed- Bar/ tavern, live music, commercial recreation, food trucks, will attract a significant
number of people (more than 20) which will create high volumes of noise and traffic, and is an incompatible use
adjacent to a quiet residential use.

Can you please tell me the hours of operation of the Bar/Tavern? What will the maximum number of occupants be for
the indoor facility? Will there be live music indoors and outdoors and what are the hours and days of live music? Will the
existing building be required to be retrofitted or upgraded to reduce the potential noise impacts? Currently the building
is all glass and not very well insulated.
The City of SLO Municipal Code Section 9.13.020 states that 20 or more persons on private property that results in
conduct that causes a significant disturbance of the quiet enjoyment of private property in a significant segment of an
immediate neighborhood shall be considered unruly gathering and ultimately create an on-going nuisance.
Ongoing noise disturbances resulting from the proposed high intensity uses could result in a nuisance impacting my
family and our neighbors quiet enjoyment of our property and ultimately effect our overall quality of life. We live in our
backyard, we work in our garden, we have bar b q’s and we visit with our neighbors in our backyards. Constant elevated
noise levels will definitely have an impact on us. A volleyball court outside where people are drinking while playing,
yelling and cheering each other on will also create an on-going noise nuisance.
Will there be a noise barrier proposed to buffer the noise that will travel across the creek into the adjacent quiet
residential uses?
Given all of the potential noise concerns, I believe this project should be required to provide a noise study.
Given the number of different uses and the potential to attract a significant amount of patrons, and all of the high
intensity uses this project should be required to have a traffic study.
I have concerns about night lighting and the possible intrusion of flood lights onto my property, in addition to the loss of
the night sky. I have concerns about parking and the head lights being screened from projecting onto my property.
What about the odors that will be emitted from the food trucks?
The waste that will be generated and the fluids that could be dumped into the creek?
Will the project provide access to the creek? Will the back of the lot be fenced off and access to the creek denied?
Providing access to the creek will definitely impact all of the neighboring properties since our property lines go into the
middle of the creek and there is no way to fence that off to avoid trespassers. Drunk patrons could come down to the
creek to urinate, litter their trash, gather and party, and create a nuisance. This is what currently happens with the
visitors at the Quality Suites.
I would like this written correspondence of my concerns to be forwarded to the Planning Commission for their
consideration.
