Use caution when deciding to open attachments, click links, or respond. ________________________________ Dear Planning Commissioners, In following up on the progress of this project I was startled to learn that it has received tentative approval without any environmental review (CEQA) or light/sound studies. The reason given is that the new use is the same as the prior occupants of the site———i.e., a car dealership and an outdoor furniture sales business. That conclusion defies logic for numerous reasons. The operations alone are not even remotely similar in any way. To equate them simply because they are “retail” doesn’t make sense. Restaurants, beer, hard liquor distillery, food trucks, outdoor events/entertainment, ax throwing etc, etc— ———I've not been in an auto dealership or outdoor furniture store with any of these activities. Customer and vehicle volume will be many, many, many times that of the prior uses. And with this comes a geometric increase in noise (of many kinds including music, voices, car doors, accidental tripping of car alarms—this happens now with all the surrounding hotels, etc) and light issues. Another concern is the business structure of this project. The prior uses were single businesses only———this proposed use is a multi-occupancy sub-tenant arrangement where the tenancy will constantly undergoing change——some will be a success and some won’t------ thus new tenants could easily increase the concerns outlined in the previous paragraph. My family lives in the neighborhood on San Luis Drive behind The Hub———would I enjoy some of the options offered in The Hub———yes I would. Am I concerned about the new exposures presented here——very much so. The approval of this type of use needs to be done with a rational approach to the possible issues it presents. Please do the 1 environmental review and the light and sound studies———it is the only rational route when a new use so radically departs from prior uses.
