Dear Adrianna, Thank-you for doing the legwork in getting these few
comments of mine to the CHC before tonight's. meeting.
I had hoped to comment on the entire report, but due to the limited review
time, I can only comment in regard to my major concern of increased noise
beginning 15 feet beyond my bedroom window that has no sound or sight
barrier to protect me.
Also of concern, is the potential for rain runoff draining into my property.
I will appreciate any protection the City can give me since I have lived next
door to this project all of my 79 years as a city native.

Page 71-P1: The address in the heading of 1260 Palm referenced here
does not jibe with the Application address OF 1258, nor the existing
structure to remain on the Attachment B Site Plan.
Page 71-P2: The address 1262 Palm for the ADU, does not jibe with the
1260 Palm shown on Attachment B Site Plan.
Page 71-P3: “The neighboring properties have well established vegetation
which currently provide privacy but blinds will be installed to address
additional privacy concerns,” is not true.

Public Works Notes:
Item 2 - Does City Ordinance provide for non-standard setbacks?
Item 5 – Since 1943 all surface drainage at neighboring 1250 Palm has
been contained within its property lines.
In the last decade or so, the adjacent property on which this application is
made, replaced much graded earth with concrete that currently may not be
fully contained on the property for proposed improvement and the building
replacement may not contain run-off with its property lines.
LAYOUT PLAN
STRUCTURE BETWEEN THE 2 SFR: Clarify label of “CONVERT UNIT TO
GARAGE (1260 PALM).
A surface runoff of 2% shown for the full length of driveway is in error,
and it does not indicate a swale to retain flow with developing property. In
addition, a 5% slope away from the west side of the improvement is aimed
toward the adjacent property at 1250 Palm.
