Warehouse and Office Building
Review of an 8,272 square foot two-story warehouse and office building and
associated site improvements. The project includes a creek setback exception
to culvert an existing creek located along the street frontage.

Recommendation
Review the project in terms of consistency with the
Community Design Guidelines (CDG) and provide
a recommendation to the Community Development
Director regarding building and site design.

Discussion Items
Discussion Item #1 – Building Design
Industrial metal buildings should avoid “box-like” forms and
employ a variety of forms, shapes, colors, and materials to
provide architectural interest.
The ARC should discuss the building’s proportionality and
size, setbacks and massing, and application of colors and
materials relative to the surrounding neighborhood, and
whether design changes are necessary for compliance with
CDG.

Discussion Item #2 – Loading Facilities
Loading facilities may be located on sides of buildings, if
screened from public view by walls, landscaping, and/or
portions of buildings.
The ARC should discuss whether screening elements are
necessary for compliance with the CDG.

Discussion Item #3 – Parking and Landscaping
Buildings should be located on “open space islands” and
landscaping around the base of the building is
recommended to soften the edge and break up hard
surfaces.
The ARC should discuss view of the project as seen from
the right-of-way and whether changes are necessary to
comply with the CDG.
