Further clarification of the current proposal was considered by the City Council on April 1, 2014, and additional guidance is deemed necessary at the outset of the process, for which the community will benefit in prime farm land conservation as well as residential and economic development that is pedestrian oriented. PH1 -20 Section 3, Action: NEW GUIDANCE FOR PLANNING: The City Council hereby authorizes initiation of the project application allowing formal submittal of requested entitlements for evaluation and further consideration by Council including annexation of the project site to the City, with the following Guidance for Planning: • Set anew goal of 75% of the property to remain in farmland, for the project and the General Plan LUCE update. • Set a aoal of at least 200 residential units to be mixed -use residential units in the commercial area. • Plan commercial /office plans to be street - fronting, contiguous, pedestrian - friendly buildings, with urban open spaces. • Plan surface parking to be located at the rear of buildings or in garages. • Plan Dalidio Drive to be a traffic - calmed boulevard.
