Planning Commissioners;
At last night’smeeting there were a number of questions about a proposed “gate” at the Life Plan Community – the
Villaggio” entrance. We hope this brief explanation will help you understand what is proposed and what is required.
First, think ofVillaggio as a campus. It has multiple buildings, in multiple locations, serving multiple functions. Some
buildings strictly serve the residents private needs (apartments), some serve residents and their visitors (commons
areas, health & wellness centers), some are needed to accommodate services delivered to the campus (think food
deliveries, etc.) and some may serve both residents and occasionally wider SLO community functions (think multi-
purpose auditorium). Villaggio is a campus serving residents who want to age in place at their home – this campus is
their home.
The presence of a physical barrier gate at the primary entry tothe Villaggio campus is not required, however it is desired
by the residents and is optimum from an operations perspective.
What is required is a way for Villaggio to:
Monitor the presence or absence of Villaggio community residents (for example -when did the Villaggio shuttle
to downtown leave and who was on it? When is it scheduled to return? Etc.)
Log in and give directions to visitors to get to destinations and convenient parking on campus (for example - my
mom is in the recovery center where do Ipark to visit her? How do Iget to the wellness center, health center,
etc.)
Give directions to service providers and vendors coming on to the campus (delivery trucks, cabs, vans, etc.)

Provide emergency communications anddirection toresponders inthe event ofanemergency oncampus that
requires outside assistance such as a fire or crime.
If you have been to other smaller senior & assisted living facilities one ofthe first things you likely encounter when you
enter isareception desk. You are typically asked tosign inand tosignyour loved one orfriend out ifyouare leaving
with them. Villaggio needs todothis, but onacampus scale. Villaggio must beable toaccount for itsresidents andthe
State requires a resident census at least once per day. Villaggio also needs to provide asafe & secure living environment
this, means Villaggio needs to know and account for who is on campus. Villaggio needs an entry kiosk – a “campus
receptionist”.
The most practical and effective way to accomplish this is atthe main entry since this is the starting place for visitors.
Last night the San Luis Country Club was given as an example ofa gated community. The Country Club is not a multi-
function campus. A better analogy (although in this case for afar smaller campus) would bethe Grand Ave entrance to
Cal Poly where the visitor direction andparking pass kiosk and islocated. Villaggio needs avisitor information &
direction kiosk.
In regard tofencing ofthe campus, think ofVillaggio asyour home. Doyou have afence around your home? Probably
yes. The need for Villaggio fence is similar except with the added function of keeping some resident inside. The fence
envisioned is an open wrought iron fence similar to the back yard fences along the creeks in the Islay Hill neighborhood.
At the property boundary fencing is needed to keep large animals such as cattle out.
Villaggio isnot striving to create an isolated enclave. Villaggio is currently working with a wide variety of community
organizations to establish communications and educate the community about the Life Plan Community. There is already
an effort underway talking with Jim Brescia and launching a Villaggio volunteer group that will be giving back to a school
this holiday season. Likewise Villaggio has also discussed with Mountainbrook Church providing teacher assistants and
mentors for their new education facilities. Please keep in mind the majority of people who have signed up to live at
Villaggio are existing SLO City and County residents that have existing ties to the community. These resident efforts are
targeted make Villaggio an integral part of the San Luis Obispo community and to build upon the residents existing
relationships in our community.
