The following items are required to be carried out by the owners of Lot A and Lot B of
Tract 3066-1 in the City of San Luis Obispo, County of San Luis Obispo, State of
California, according to map recorded in Book 3(o of Maps Pages 141 to 4
in the office of the County Recorder of said County.
The requirements specified herein shall be binding on the parties hereto and their heirs,
successors and assigns.
This information is recorded simultaneously with the final or parcel map and is for informational purposes,
describing conditions as of the date of filing, and is not intended to affect record title interest pursuant to
Section 66434.2 (a) of the California Government Code (SUBDIVISION MAP ACT).
The requirements are as follows:
No building permit for construction of any building on Lot A or Lot B shall be
issued and no further subdivision of Lot A or Lot B shall be approved until such
time as frontage improvements; off -site improvements; stormwater control
measures; water, sewer and dry utility service for each lot; undergrounding of
existing overhead utilities; and other improvements consistent with the
requirements, conditions, and mitigation measures of City Council Resolution
No. 10620 (2015 Series) approving Tentative Tract 3066 are completed or
appropriate securities are in place to guarantee their completion.
2. Dedication or reservation of open space easements consistent with the
requirements, conditions, and mitigation measures of said City Council
Resolution shall be required prior to issuance of a building permit for construction
of any buildings on Lot A or Lot B or approval of a subdivision of Lot A or Lot
B, whichever occurs first.
3. All other requirements, conditions, and mitigation measures of said City Council
Resolution shall be satisfied or appropriate securities shall be in place to
guarantee their completion prior to issuance of a building permit on Lot A or
Lot B or approval of a subdivision of Lot A or Lot B, unless otherwise deferred
by the City.
4. Any additional offers of dedication necessary to complete the requirements,
conditions, and mitigation measures of said City Council Resolution shall be
offered for dedication prior to issuance of any building permit on Lot A or Lot B
or prior to approval of a subdivision of Lot A or Lot B, whichever occurs first. If

the owners of Lot A and Lot B are unable to acquire the necessary right-of-way
and condemnation by the City is required, the owners of Lot A and Lot B agree to
pay all costs associated with the right-of-way acquisition (including attorney fees
and court costs).
5. Access rights along the Orcutt Road frontage of Lot A shall be relinquished to the
City prior to issuance of a building permit for construction of any building on
Lot A or approval of a subdivision of Lot A, unless otherwise deferred by the
City.
