I took a look at the plans and the write-up for your proposed project next door to our property at 1432 Higuera Street. I
think the proposed property does a good job of keeping the feel of Spanish Architecture. I like its design. The design
mass is adequately mitigated by the slope of the lot and certainly will not be any more noticeable than the large housing
project being built across Monterey. The simplicity of the build allows new housing to be constructed. This property has
very limited view lines from the public, and I welcome it being simple, just like the balance of surrounding properties!
Frankly, most of the “pedestrian” traffic for our property at 1432 Higuera and your neighboring property is to/from
Monterey Street. The City promotes Monterey as a dense pedestrian area, the entry to the property being closest to
Monterey is a great design. Simply out your front door, turn right …walk….and you are on Monterey and spending

money at local business is town! Frankly, any occupant would be figuring out how to walk that direction from this
structure, most of the time.
Design leaves vehicle traffic much more manageable in an interior lot area. Well designed and laid out in my
opinion. As is stated in the write up, provides housing at a time when it is very critical to have built. Keep housing
simple and get it delivered to the Community that needs it!
These are my thoughts as your neighbor and occupant in the area for over 5 years. Please feel free to place this in public
