Dear Members of the Architectural Review Board,
I hope this letter finds you in good health and high spirits. I am writing to you today as a member of Mission Offices,
LLC that owns multiple buildings within close proximity to the proposed project at 1440 Higuera (1540 Marsh #110-
#250, 1521 Higuera #A-F, 1110 California #A-E, 1122-1124 California, 1435-1437 Higuera). I would like to express
my full and unwavering support for this project, which seeks to add residential units behind the commercially zoned
office space. It is my belief that this development will not only enhance the neighborhood but also aligns with the
vision the city has set for its overall growth and development. I was able to visit the site recently and Mr. Bozzano
was helpful in answering all of my questions. I was also very impressed with the way they have brought the office
building up to high standards while keeping the charm of the building.
As someone who lives in San Luis Obispo, manages residential and commercial space, plus operates a business
within the vicinity, I have witnessed the positive impact that responsible urban planning and mixed-use development
can have on a community. The proposed project at 1440 Higuera represents an excellent opportunity to further

enrich our neighborhood by integrating residential units with commercial space. By doing so, it will create a vibrant
and diverse environment that caters to the needs and aspirations of our community members. It is similar in nature
to one of the projects we own at 1435-1437 Higuera (residential duplex behind a commercially zoned building).
The addition of residential units in close proximity to commercial spaces has been a proven success in other parts
of the city and has contributed to the overall liveliness and economic vitality of those areas. These types of projects
encourage a pedestrian-friendly environment, reduce traffic congestion, and promote a sense of community by
fostering interactions between residents and business owners. This kind of development aligns with the long-term
goals of San Luis Obispo, as indicated by the city's initiatives and policies aimed at creating sustainable and
inclusive neighborhoods. Moreover, the proposed project at 1440 Higuera would serve as a model for future
developments within the city limits. It is evident that San Luis Obispo desires to promote responsible growth that
balances residential and commercial interests. By approving this project, the Architectural Review Board would not
only support the immediate community but also set a precedent for similar projects throughout the city. This step
would enhance the overall aesthetic appeal and functionality of San Luis Obispo while embracing the principles of
smart urban planning.
Unfortunately, due to prior family obligations, I regretfully will not be able to attend the meeting on June 5th in
person. Nevertheless, please consider this letter as a representation of my sincere support for the proposed project
at 1440 Higuera. I trust that the Architectural Review Board will carefully evaluate the merits of the project and make
a well-informed decision that will benefit our community as a whole.
Thank you for your time and attention to this matter. I am grateful for your dedication to the betterment of our city
and for considering the perspectives of multiple constituents, including myself, as a property owner, manager and
