Hi Rodger, please keep me up to date on status as more information is learned about this second tank. We will
likely have an issue with their required opening date, Georgina, but seems like under the circumstances we will
need to figure out how to accommodate. Thanks, -Michael

I have copied Mark Sadowski and Chief Aggson who can advise on the new tank that was discovered on your
project. Otherwise, look forward to touring the facility in June/July and the new facility in SLO.

Yes I was on a Zoom call with three members of your staff a few weeks ago. Unfortunately we've discovered a second
underground tank that needs to be removed... along with approximately 30 tons of soil from the site. Unfortunately this
second tank appears to be more problematic than the first tank. Any direction you can provide Derek, or perhaps a site
visit with some of your key staff at the property to discuss the issue? I know you're busy so I appreciate your time on
this ... and I want you to know our commitment as a company is to open our SLO store as soon as possible. That remains
our top priority.
Thanks,
Joe

Our team is available anytime, and to be honest we would love to host members of your team in MB ASAP. The store is
amazing.
On another note, we've become snagged in another construction issue at our Broad Street site. We are in serious need
of help from you and your administration to help us get back on track. Can we discuss in the next day or so?

Good morning Derek, I'm hoping I can interest you in a visit to our brand new store in Morro Bay for a special tour. Can
you look at your calendar and let me know when that would be a possibility?

Subject: Laboratory Results for 2600 Broad Street, San Luis Obispo, CA.
Dear Molly:
Buena Resources, Inc. has summarized and reviewed the results from the thirteen
samples taken from the 2600 Broad Street site. The samples were taken by staff from
Pacific Petroleum Company on March 25, 2021 and delivered to OEC Laboratory in Santa
Maria, CA.
DISCUSSION OF RESULTS
Hydrocarbons were reported in ten of the thirteen samples but all were well below the
ESL action levels for this site. There was one sample, Soil Pile N, which reported n-
Butylbenzene at 0.22 mg/kg, sec-Butylbenzene at 0.11 mg/kg and n-Propylbenzene at
0.15 mg/kg. There is no action level or ESL for these volatile compounds. All other
samples reported all volatile compounds below the method detection level (MDL) for
each of the compounds analyzed.
CAM metals reported TTLC levels of chromium in three samples, N Tank Wall, E Tank
Wall and Sump Trench W samples, which exceed the TTLC threshold of 50 mg/kg
requiring further soluble testing. The STLC values will determine if this material is
hazardous.
Buena

BUENARESOURCES
In addition, the Sump Trench W sample reported TTLC lead at 550 mg/kg which exceeds
the TTLC threshold of 50 mg/kg, requiring further testing for soluble levels by WET
testing to determine the STLC lead levels exceed the California Title 22 hazardous
threshold of 5.0 mg/l. This sample should also be analyzed for TCLP lead levels to
determine if the material might be RCRA hazardous material.
CONCLUSIONS
The sampling indicated that ten of the thirteen samples reported hydrocarbons, but all
were below the ESL action levels for hydrocarbons. Volatile organics were reported in
one of the samples but at very low levels. The compounds reported do not have an
action level or ESL.
CAM metals reported TTLC levels of chromium in three samples, N Tank Wall, E Tank
Wall and Sump Trench W samples, requiring further testing to determine the STLC
levels. The STLC values will determine if this material is hazardous. In addition, the
Sump Trench W sample reported TTLC lead at 550 mg/kg, requiring further testing for
both STLC & TCLP lead levels to determine if the material is CAL hazardous and/or RCRA
hazardous material.
We would recommend additional sampling of the Sump Trench W sample site to
determine if that level of lead is present throughout the pile.
Thank you for the opportunity to be of service. If you have any questions, please contact
this office at (805) 346-1766.
Sincerely,
Buena Resources, Inc.
