RESOLUTION NO. 1128-77

WHEREAS, the Planning Commission of the City of San Luis Obispo did conduct a Public
i Hear3'ng In the Council Chamber of the San Luis Obispo City Hall, San Luis Obispo,
California, on September 7, 1977, pursuant to a proceeding instituted under
APPLICATION NO. U 0619 by EPSILON KAPPA OF KAPPA DELTA/LORRAINE H. HOWARD.
USE PERMIT REQUESTED:
For a sorority house.
PROPERTY DESCRIPTION:
On file in the office of Community Development, City Hall.
GENERAL LOCATION:
570 Pacific Street
PRESENT ZONE:
r
R-4 (high -density residential) District.
i WHEREAS, said Commission as a result of its inspect,ons, investigations, and studies
made by itself, and in its behalf, and of testimonies offered at said hearing, has
established existence of the following circumstances.
I. The proposed use will not be detrimental to the health, safety and welfare of
persons living or working in the area.
2. The proposed use Is appropriate at the proposed location and will be compatible
with surrounding land uses.
j3. The proposed use will not have a significant environmental impact on,the proposed
site.
i NOW THEREFORE BE IT RESOLVED that Application No. U 0619 be approved subject to the
ffollowing conditions:
I. The structure shall be inspected by -the chief building inspector and fire marshal
for code compliance.
2. Smoke detectors and fire extinguishers shall be installed to the approval of
i the Fire Department.
i 3. No more than eight (8) persons shall occupy the residence at any time. Additions
t to structure or additional occupancy shall require amendment of use permit approval.
4. A minimum of five (a) off-street parking spaces to city standards sha•I1 be provided
and maintained at all times.
5. Site plan (parking, landscaping and fencing) shall be revised to the approval of
the Community Development Director.
6. Applicant shall repair existing driveway, curb, gutter and sidewalk to the approval
of the Public Services Department.
7. Applicant shall install two street trees to the approval of the Public Services
Department.
8. Applicant shall install a solid fence along the northerly and westerly property
lines to the approval of the Community Development Director.
9. Use permit shall be reviewed in one year (September 7, 1978).
The foregoing resolution was adopted by the Planning Commission of the City of San
Luis Obispo upon motion by Commissioner Kraus, seconded by Commissioner Fonte.
