Use caution when deciding to open attachments, click links, or respond. Hi Owen In reference to the above project I am the owner of the adjacent property (440 Pacific). While I understand the need for more housing and support that idea, forgoing established requirements does not sound like a good idea, so I have a couple of concerns/objec?ons to this project. First is the parking reduc?on. If I read this correctly there will be no onsite parking (parking reduc?on of 100%). Pacific Street is already overloaded with insufficient parking in the area of this project. I do not understand how this can be waived, as this loca?on will not be close to campus and will likely a?ract young professionals or students, with both groups that will need to drive, wither to work or to campus. Adding another 10-15 cars for tenants at this address, along with the future tenants of the 3 story building half a block away at Carmel and Marsh, only compounds the problem for the en?re neighborhood. Therefore, the onsite parking requirements should not be waived. Second is the height of 40 feet. A structure this tall next to all the single story homes directly to the north will be completely out of place. Couple this excess height with a zero lot line will mean third story windows will be looking straight down on all these single story homes’ yards. Not exactly the kind of privacy those exis?ng homeowners/residents envisioned or would appreciate. I am presuming, because it is not men?oned in the Hearing No?ce, the normal lot line setbacks will be honored on the south side where this abuts to my property. If that is not the case, I would also find such a waiver objec?onable. I will be out of town on business on December 4, so I cannot voice these in person, but would appreciate this being read into the records.
