Good afternoon,
I am writing to urge the ARC to accept the proposed project at 460 Pacific as-is. Discretionary design recommendations
can massively setback and even kill desperately needed housing projects. Requiring that a project this short in height
reduce square-footage on upper floors would frankly be ridiculous and would increase project cost, time to delivery,
eventual lease price, and leasable living space. The benefits are subjective but the negative effects will be felt by the
community that is desperate for more housing units. This project is only 3 floors tall, includes only 10 units, and is
surrounded by a fantastic mix of uses with varying design characteristics. This city should be proud to have developers
wishing to increase our woefully inadequate housing stock, not try to dissuade them by subjecting them to randomly
applied design guidelines and discretionary review boards. This is a beautiful, well-designed, and needed project for the
city, please recommend approval of this project as-is and add no additional delays.
