ZIMARIK DEED OF EASEMENT COUNTY RECORDER inw 4/: WALTER BROS. CONSTRUCTION CO., INC.,.a corporation, as Grantor, hereby grants to the CITY OF SAN LUIS OBISPO, a chartered municipal corporation, as Grantee, the following easement in the City of San Luis Obispo, County of San Luis Obispo, State of California, to wit: A permanent easement to maintain, repair, improve and enlarge the creek channel on that portion of Lot 21 of the San Luis Obispo Sub- urban Tract, in the County of San Luis Obispo, State of California, according to the map thereof recorded February 7, 1906, in book 1, page 92 of Records of Surveys, in the office of the County Recorder of said County, lying Westerly of the following described line. Beginning at the Southeast corner of Parcel Map SLO- 73495 recorded in Book 14 Page 4 Parcel Maps in the office of the County Recorder, thence South 64005100" East a distance of 180.00 feet along the - northerly line of Prado Road to the true P.O.B., thence North 08 °53' West a distance of 220.20 feet to a point, thence North 28 °28' West a distance of 111.80 feet to a point, thence North 34 04.4' West to the Northerly line of that certain property described in the deed recorded in Vol. 1803, Page 799 of Official Records, thence South 74 °44' West a distance of 200.00 feet more or less. PROVIDED, HOWEVER, that this easement does not allow enlargement of, or major improvements to, the creek channel within the easterly 15 feet of said easement for its full distance; and PROVIDED, FURTHER, that this easement does not grant public access to the easement area.
