SUBJECT: Request to change a non -conforming use SITUATION The applicant wants to remove an old rental unit within the Village Motel and Mobile Home Park and replace it with a mobile home unit. The park is located in the M zone and is a legal non -conforming use. STAFF POSITION Approve subject to staff approval of specific site plan for the mobile home EVAULATION The mobile home park is substandard according to city standards but staff sees no particular impact in changing one rental building to a mobile home space. Subject: Removal of existing building to be replaced with a mobil home site. We have an old rental in the mobil home section of our park. Home is in need of extensive reparis Home sits on the ground, and is heavily infested with termits. After being flooded 2 times, the interior walls are in sad shape, being at ground level it is subject to the slightest amount of flood water. The home is just not worth spending a goodly amonnt of money oik it. We want to replace structure with a mobil home site. Site would accomadate a 20 x 48 mobil home. This change would be a big improvement over the old structure, also it would not be subject to flooding as it would sit approx. 2 feet above grade. We are an existing use, and the change would not have any significant or major change on the existing use. On motion'of Commr. Andrews, seconded by Coqmr. Billig, that the Planning Commission approve for driveway width exception at 447 Pismo Street, VOTING: AYES: Commrs. Andrews, Billig, DeNeve, Fonte, Miller, and Schneider NOES: None ABSENT: Commr. Breska (C-2) - Request to change adopted street names for Tract 592, a residential subdivision, on South Higuera Street between Los Verdes Park and Creekside Mobile Home Park, Cal -Coast Construction, applicant. I Chairperson Schneider opened the public hearing. No public testimony was offered. Chairperson Schneider closed the public hearing. On motion of Commr. Andrews, seconded by Commr. Billig, that the Planning Commission approve change street names for tract 592. VOTING: AYES: Commrs. Andrews, Billig, DeNeve, Fonte, Miller, and Schneider NOES: None ABSENT: Commr. Breska (C-3), - Request to remove existing cabin and replace with one mobile home site in legally non -conforming mobile home park, 145�Qu1b__5tre_et. M zone, Charles Long, applicant.
