HomeMy WebLinkAboutNotice of Requirements mps CLEAN 08022021RECORDING REQUESTED BY AND WHEN RECORDED RETURN TO: City of San Luis Obispo COMMUNITY DEVELOPMENT DEPARTMENT 919 Palm Street San Luis Obispo, CA. 93401 / NOTICE OF REQUIREMENTS TRACT 3089 PHASE 1 The requirements specified herein shall be binding on the parties hereto and their heirs, successors and assigns of Lots 1 to 28, Lots 31 to 86, Lots 88 to 182, Lot 185, Lot 186, Lot 188 and Lot 190 of Tract 3089 Phase 1, in the City of San Luis Obispo, County of San Luis Obispo, State of California, per map recorded in Book ____ , Page ____ of Maps on file in the office of the County Recorder of said County. This information is recorded simultaneously with the final or parcel map and is for informational purposes, describing conditions as of the date of filing, and is not intended to affect record title interest pursuant to Section 66434.2 (a) of the California Government Code (SUBDIVISION MAP ACT). The requirements are as follows: Per Condition #23 the owners of all lots and units within Tract 3089 are hereby put on notice that they are not eligible for future Residential Parking District or Neighborhood Traffic Management program processing. Per Condition #24, the owners of all lots where sight lines are shown on the Public Improvement Plans on file at the City or are required by the City’s Municipal Code shall maintain said sight lines by restricting fence and planting heights in that area. Per Condition #31, a final Letter of Map Revision (LOMR-F) shall be submitted within six (6) months of the completion of grading for each pertinent phase and the LOMR-F must be approved by FEMA prior to building permit issuance. Lots 185, 186, and 188 cannot be developed until the Buckley Road extension improvements required with Condition #100 are designed, the right-of-way acquired, and a security is posted to guarantee construction of the required improvements. Temporary drainage retention basin on the south side of lot 190 shall be removed upon development of the lot with drainage systems approved by the City.
