HomeMy WebLinkAbout2023-01-23_AVR_Basin A CFD Memo (Wallace) MEMORANDUM Wathen Castanos 1493-0007 Avila Ranch Date: January 19, 2023 To: Dan Garson, Wathen Castanos From: Rachel Hawthorne, PE C73686, Wallace Group Subject: Tract 3089, Avila Ranch, Phase 1 – Basin A of Lot 30 This memo provides a summary of the potential difference in Community Facilities District (CFD) maintenance costs on an annual basis for the proposed landscape revisions to Basin A, located within Lot 30, Phase 1 of the Avila Ranch development. Lot 30 is located south of Earthwood Lane, east of Vachell Lane and north of Buckley Road. Lot 30 includes Basin A, Park A, Vachell Lane retention basin near the western tract boundary, and paved pedestrian walkways (see Figure 1). Lot 30 has been designated as a CFD maintenance responsibility after the completion of construction by Avila Ranch Developers. Wallace Group performed a preliminary analysis of Lot 30 to identify the land uses and approximate areas for CFD maintenance based upon the CFD Maintenance Matrix (prepared by Wallace Group and dated 2/1/2022) and the CFD Overview Maps for Avila Ranch (prepared by Wallace Group and dated 1/19/2022). Table 1: Landscaping Maintenance Cost Estimates for Basin A of Lot 30 Basin A of Lot 30 Maintenance Cost Estimate with Proposed Landscaping Revisions: Avila Ranch Developers is proposing modifications to the previously approved landscape design to provide landscape and planting that is more compatible with current conditions for the recently constructed Basin A. Table 2 outlines the revised maintenance cost estimates for the proposed landscape modifications.
