THIS OFFER TO DEDICATE, made the 12th day of June 19 84, by

HEREAS, said Offeror desires to make an offer to dedicate, irrevocably,;
to the public, an easement for public road purposes, which offer may be
accepted at any time by the City of San Luis Obispo or entity which has the
power to establish, construct, and maintain roads as prescribed herein:
NOW, THEREFORE, said Offeror covenants and promises as follows:
1. That said Offeror is the owner of the following interest described
below:
That portion of Lot 119 of the San Luis Obispo Suburban Tract,
in the County of San Luis Obispo, State of California, according
to map recorded. February 7, 1907, in Book 1, at page 92 of Record
of Surveys, described as follows.:
Beginning at the Northeast corner of said Lot 119; thence South 890 38'
West, 70 feet to the true point of beginning; thence continuing
South 890 38' West, 70 feet to the Northeast corner of the property
conveyed to Russell D. Bullock and Myrtle C. Bullock,.husband and
wife., by deed dated November 6, 1950 and recorded November 6, 1950,
in Book 585, at page 336 of Official Records; thence South 00 22 East
along the East line of the property so conveyed, 256.84 feet to a
point on the Northwesterly line of the property conveyed to Louise G.
Bell, a married woman, by deed dated June 1, 1945, and recorded
June 9, 1945, in Book 383 at page 321 of Official Records; thence
North 560 30' East along said Northwesterly line 83.59 feet to a
point; thence North 00 22' West to the true point of beginning.
EXCEPTING THEREFROM the Northerly 18.00 feet as deeded to the
City of San Luis Obispo for road widening in a deed recorded
in Volume 1418, page 235 of deeds in the County Recorder's Office.
2. That said Offeror does hereby irrevocably and in perpetuity,
offer to the City of San Luis Obispo, dedication of a public right -of -way
for road purposes and incidental uses within the above - described property
as shown on the attached Exhibit A, and described as follows:

A portion of said Lot 11.9 described as follows:

BEGINNING at the most southwesterly corner of a portion of said .Lot 119
as dedicated to the City of San Luis Obispo for street widening purposes by
R. N. Bullock on December 2, 1966 as recorded in said deed per Volume 1418,
Page 235; thence North 899,38' East 70.00 feet; thence South 000 22' East
14.00 feet; thence South 780 19' 24" West 71.38 feet; thence North 000 22'
West 28.00 feet to the POINT OF BEGINNING.
3. That at such time as the City modifies the present alignment and /or
grade of Orcutt Road in conjunction with a proposed railroad - separation, the
Offeror agrees to modify the onsite driveway access, if required by City
design, pursuant to installation of the driveway ramp by City. The driveway
modification shall be in accordance with City "Parking and Driveway"
standards and shall provide for the minimum number of parking spaces per the
current zoning ordinance.
4. That said Offeror agrees that said offer of dedication shall be
irrevocable and that such a government entity may, at any time in the future
accept said offer of dedication of the public right -of -way.
5. That said Offeror agrees that this irrevocable and perpetual Offer
to Dedicate is and shall be binding on his heirs, legatees and assignees.
IN WITNESS. WHEREOF, this Offer to Dedicate is hereby executed by the
said Offeror on the day and year first above written.

accepted by the undersigned officer on behalf of the City Council
pursuant to authority conferred by Resolution No. 549 (1959 Series,),
recorded May 26, 1959, in Volume 1002,, Official Records, Page 292,
San Luis Obispo County, California, and the Grantee consents to
recordation thereof by its duly authorized officer of his agent.
