LETTER OF PERMISSION
This Letter of Permission is made on March 5, 2024, between the City of San Luis Obispo
("City") and Clint Pearce and Dalton Pearce ("Pearce"), with regard to the following:
A. Through two separate acquisitions, City has acquired 118 acres, more or less, known
collectively as the Cerro San Luis Natural Reserve ('the Property').
B. Pearce and other family members have been grazing portions of the Property for a
number of years under both formal and informal agreements.
C. City and Pearce wish to continue this condition for the present grazing season.
Now, therefore, the Parties hereby agree that:
1. Pearce is permitted to continue their agricultural grazing operation on the Property in
accordance with this Letter of Permission, the Cerro San Luis Open Space Conservation
Plan, and generally accepted best management practices for livestock grazing, including
appropriate stocking rates, anticipated to be 35 mother -calf pairs this season, and timing
of rotation through the two existing pastures within the Property.
2. The condition of City's Property is "As Is" and Pearce shall be responsible for all fencing,
water, and other protective measures necessary to safely conduct a livestock grazing
operation.
3. This Letter of Permission covers the term May 1, 2024, to July 15, 2024, and may be
extended by mutual consent of the Parties if seasonal conditions permit.
4. Notwithstanding the tens stated above, City reserves the right to require that any and all
cattle be removed at any time for any reason within 48 hours of either written or verbal
notification.
5. Pearce understands that the Property shall remain open for passive recreational uses by
the general public during the tens stated above.
6. Pearce shall provide a Certificate of Liability Insurance naming City as an "additional
insured" and indicating General Liability coverage of no less than $1,000,000 per
occurrence.
