NOTES
1. This condominium project (herein the "Project ") is composed of a "Common Area" and 25
"Units ".
2. The Common Area of this project is the land and real property, including all improvements
constructed thereon, within the boundary lines of Lot 1 of said Tract 1714, except therefrom
those portions shown and defined herein as Units 1 to 25 inclusive.
3. The following are defined, but not limited as to, NOT A PART of a Unit: Roofs, interior and
exterior parapet walls 14.5 ft. or more above finished floor elevation, gutters, downspouts,
bearing walls, columns, beams, girders and girder trusses, roof trusses, side wall wind trusses
and purlins, flange braces, cable braces, vertical and horizontal supports, foundations, floors,
sub - surface pipes, sub - surface conduits for electrical and communications wires, and other

such utility installations, wherever located, including any conduits, wires, or outlets for the
transmission of power for "common area" lighting and related "common area" utilities. Fire
sprinklers, fire sprinkler transmission piping, standpipes, controls and valves are not a part of
a Unit, however, any additions to the basic shell structure, in the form of "tenant
improvements" or "individual owners improvements" shall be deemed a part of each respective
Unit.
4. The following are a defined, but not limited as to, PART of a Unit: any individual works of
improvement located within the defined airspace of said Unit, including bathrooms and all
related plumbing, offices, fixtures and equipment (including any respective roof mounted
equipment), all above slab pipes including incoming domestic water service, vents, flues,
electrical conduits, outlets, electric and telephonic service panels, their above ground and their
underground wires to the point of origination at the main service panel for each building, and
all circuit breakers and fuses thereof, any above floor natural gas transmission pipes, when
located within the Unit, or within the "Easement Premises" of any other Unit, and any surface
noted herein which may form a part of a component element of a Unit, i.e. floors, walls, and
ceilings, said ceilings to include the ceiling insulation materials. Also included as part of a
Unit are all doors and door jambs (both walk -thru and roll -up), including their trim metal, and
all appurtenant sidewall sheet metal (40.0 ft. each end of all Units) and endwall sheet metal.
(85.0 ft. applicable to: Units 1, 6, 7, 12, 13, 18, 19, and 25).
5. The Units of this Project are numbered as set forth above. Whenever reference is made to any
of said Units, it shall be construed that reference is made to the Unit as a whole.
6. This Condominium Plan and the dimensions shown hereon are intended to conform to Civil
Code Section 1351(e). This Condominium Plan contains diagrammatic floor plans of the
buildings of the Project built in sufficient detail to identify each Unit, its relative location and
approximate dimensions. The dimensions shown hereon are not intended to be sufficiently
accurate to use for computation of floor area or airspace volume in and or all of the Units.
7. This Condominium Plan intentionally omits detailed information within individual Units of
the following (if any): sloped and furred and dropped ceilings; varying ceiling and floor
elevations; skylights; internal partitioning; soffits; steps and stairways; protrusions of vents,
beams, columns, bay windows and window casings; and other such features.. Specific
reference is made to the omission of detailed information regarding the utility service "cutout"

areas existing at the Northeast ends of Units 6 and 18, and the Southwest ends of Units 7 and
19 (for electrical, telephone, fire sprinkler, and irrigation). This Condominium Plan also
omits detailed information regarding utility and water line easements located above the
sidewall wind trusses of each Unit, generally shown in Section A -A.
8. All Ties to property lines, and Units are at right angles from the lines which they join.
9. The benchmark for this Project is City of San Luis Obispo benchmark #7 -96 being a lead and
tag near the southeast. intersection of Sacramento Drive and Ricardo Court having an elevation
of 194.85 feet.
10. The Basis of Bearing for this project is the westerly line of Lot 1 having a bearing of north 24°
18'08" west.
11. In interpreting deeds and this Condominium Plan, the existing physical boundaries of a Unit
in the Project, or of a Unit in the Project reconstructed in substantial accordance with the
original plans thereof, shall be conclusively presumed to be its boundaries rather then the metes
and bounds expressed in the deed or in this Condominium Plan, regardless of settling or lateral
movement of the building and regardless of minor variances between boundaries shown on this
Condominium Plan or in the deed and those of the building.
