FOR A VALUABLE CONSIDERATION, receipt of which is hereby acknowledged,
Irish Hills Plaza East, LLC hereby OFFORS to the City of San Luis Obispo, a chartered
Municipal Corporation, as OFFOREE, an irrevocable easement for public street and utilities
purposes over a portion of certain property described as a portion of the land described in the deed
recorded. in Book 2022 at page 891 of the Office of the County Recorder, City of San Luis Obispo,
County of San Luis Obispo, State of California described as follows:
LEGAL DESCRIPTION - OFFER OF DEDICATION AREA
A portion of the land described in the deed recorded in Book 2022 at page
891 of Official Records in the Office of the County Recorder of the
County of San Luis Obispo, State of California, more specifically
described as follows:
Commencing at the found City of San Luis Obispo monument designated
#8112 of the City of San Luis Obispo's 1999 Horizontal Control Network
having a northing of 2,287,956.408 feet and an easting of 5,760,040.361
feet near the intersection of Auto Park Way and Los Osos Valley Road as
shown on the Record of Survey map filed in Book 71 of Licensed Surveys
at Page 87 in the Office of the County Recorder of said County, said point
bearing South 31 °06'42" East (South 31 °06'43" East per 71 /LS /87)
1791.48 feet from the City of San Luis Obispo monument designated
#8113 of the said Horizontal Control Network;

of way of Los Osos Valley Road as shown on said Record of Survey and
the True Point Of Beginning;
Thence along said right of way, North 32 °42'18" West 26.50 feet to the

Thence along said northwesterly line, North 56 °55'49" East 99.23 feet;
Thence leaving said northwesterly line, South 32 °37'32" East 24.00 feet;
Thence South 55 °29'14" West 9924 feet to the True Point Of Beginning;
Containing approximately 2,505 square feet.
All distances are grid distances, to obtain ground distances divide the
given distance by the project combined scale factor of 0.999945817.
