That said OFFEROR does hereby relinquish all rights of vehicular ingress and egress to Broad Street across said Parcels 3 and 4. 4. That said OFFEROR does hereby irrevocably and in perpetuity offer to said OFFEREE a dedication of a public easement for public utility and street trees upon the following described property: See Exhibit B attached hereto for legal description. 5. That said OFFEROR agrees that said offer of dedication shall be irrevocable and that said OFFEREE or any such government entity may, at any time in the future, accept said offer of dedication. 6. That upon acceptance of the herein offers for street right of way, public utility, and street trees, said OFFEREE agrees that the 10 foot Public Utility Easement (PUE) and the 10 foot Street Tree Easement contiguous to Broad Street that were dedicated on said Parcel Map SLO 13 -0003 are abandoned, having been superseded by the easements described. herein. 7. That said OFFEROR agrees that this irrevocable and perpetual Offer to Dedicate is and shall be binding on his heirs, legatees, successors and assignees.. Said 10 foot wide strip is intended to be adjacent and contiguous to the Northeasterly right -of -way of Broad Street as described in the deed to the State of California recorded August 18, 1975, in Volume 1848 of Official Records at Page 515, records of said county.
