Good morning Jim/Jen,
Jesse's walk with SLO fire Marshal is requesting us to replace the Knox box key core from county
to city. We've asked Tom Maino to do this but they indicated that it's restricted to the building
owner. However, if we can get permission from SLO city fire for a contractor to replace, Maino
would be able to support us then. Can I ask you to look into the replacement of the Knox box?
Reach out to me with any questions.

Maino Construction cannot re-key your Knox Box. Step One: You must be the original owner of the
box. Step Two: If you are the original owner, you must have the serial number for the box, contact Knox
and arrange for the re-key of the box. Step Three: You must pay for all re-key fees as well as all shipping
and handling to and from Knox.
You will need to find out who originally placed the order and installed the box. Fun with purchasing a new
home.

Luis,
I walked Morabito with the City of SLO Fire Marshall today and she had one correction and one
suggestion. The Knox box at the front door is currently keyed to the County key; we should contact
the local supplier and try and replace the front door only of the Knox box to the City key.
Additionally, the backflow prevention device at the Fire Department Connection (FDC) seems to
have a leak on the building side; she recommends we have it inspected and/or repaired.
Please let me know if you have any questions.

Jesse

Good afternoon Julianna,
Are you available for a site visit at 4800 Morabito Place, San Luis Obispo?
Cal Poly has purchased this off-campus property, and we are currently in plan check with the Office of the State Fire Marshal
(OSFM) for a tenant improvement permit.
One of the initial plan review comments from the OSFM was that request that we provide them with the completed Local Fire

We did not walk this property with Rodger previously.

Ryan,
Good afternoon. Due to limited Fire Prevention staffing in the office this week, my general guidance would be to
contact the SLOFD Inspection Line (805) 783-7775 and request a field inspection for this property. Please note
that all inspection(s) should be requested a minimum of 48 hours (two business days) in advance. In addition,
please have a copy of the approved building plans (including the site map) and the Local Fire Authority Access
Document onsite for inspection.
Thank you for the follow-up on this matter. Let me know if you have any additional questions.

Subject: RE: Mustang Business Park Zoning for Childcare
Hi Brian,
The 4800 Morabito address is a bit interesting, but I assume it is referring to this parcel since it is owned by Cal Poly.
The City requires a MUP to operate a daycare in the C-S zone of the Airport Area (attached). However, the main
hurdle is requirements of the County’s ALUP. The parcel is primarily in Airport Safety Zone 4 (teal color) and partially
in Safety Zone 6 (purple color).
3
Per Table 4-5 of the ALUP, day care facilities are identified as incompatible uses that “should not be permitted under
any circumstances” in Safety Zone 4.
There may be a path forward under Section 2.9.1 (Small-Scale Individual Projects). The project would need to
demonstrate compliance with applicable noise, building height, land use density/intensity, etc. requirements for Safety
Zone 4.
Similar to Legacy Daycare, this would require a referral to ALUC for review and a determination of consistency.
Legacy Daycare at 4725 Allene Way is located on a lot larger than one acre and a flexible interpretation of “net
acreage” was allowed by ALUC and their legal counsel to meet finding (a). The flexible interpretation included the
select building square footage and site improvement areas (e.g., parking, etc.) that specifically serve the daycare. I
can tell you more about this review process when I am back on Monday, 06/03.
4
Also copying @Luke to provide you with info on how this project would be affected by the Avila Ranch private
reimbursement agreement (and maybe pre-annexation agreement, if any terms apply to developed properties).
Sincerely,
Hannah Hanh

Good morning, Brian,
By way of this email, I would like to connect you with Fran McIntyre, with whom the City is contracted (along with
agency partners Cal Poly, SLCUSD and the County) as we investigate options to provide more childcare within the
area as a collective. Fran has been doing a feasibility study of locations within our collective contingencies and will be
providing recommendations for feasible options (along with the restrictions and barriers) they pose.
I am likely not doing the project justice, so trust Fran will weigh in as needed, and in the meantime hoping you can
help answer her questions for this Council driven project.

Hi Everyone ~
Looks like we are all thinking about this deliverable this afternoon ϠϡϢ.
Here are two properties Cal Poly could consider for future child care sites.
1. Mustang Business Park
Location: 4800 Morabito Place, SLO
12,000 sq ft. building that is entitled.
Barriers: Located by San Luis Airport. Would need permission to build a childcare center
however, three other childcare centers have recently opened in the past 5 years with
approval.
2. Tech Park
Location: Off Highland Drive
Sq ft. TBD. There are new buildings to be built.
Barriers: Location is more secluded. Buildings are a concept in the master plan.
If you need additional information, just let me know.
See you all Monday ~
