I am a condo owner in The Orchard section of the San Luis Ranch development. We are very
disappointed in the lack of parking that was approved for our development. City code calls for .75
parking spots per room which was clearly ignored with the placement of bike barns to offset
parking. As the owner of a 3 bedroom condo unit I am entitled to only one parking spot for the three
vehicles necessary for our residents. I believe that a portion of this Lot 7 should be used to provide
more parking for our development as we are already out of parking on a daily basis and many of the
units are still vacant.
As the discussion turns to amending the Lot 7 Specific Plan, my first request is that parking be
attributed appropriately to this development and not be offset by bike barns or other
scenarios. Adding 276 units will be a significant burden on the neighborhood and shopping center on
Dalidio if this development is not planned appropriately for parking vehicles.
Finally, the original planning for the San Luis Ranch area was part of the reason to choose this
location for a condo. Can the area support another commercial shopping area with other locations
already available on Dalidio? Probably not. It is obvious that more housing is vital for SLO. Please
make sure that any planned out housing includes appropriate parking and development in such a way
that it does not decrease the value in the already present housing units.
Please do not approve this moving forward without addressing parking as the primary concern!
