Good morning Council and staff, I am writing to express support for the initiation of a GPA for Lot 7 of the San Luis Ranch development. The potential new units in this location would be a huge boost to the community and of course the future residents who would live there. This location is well served by multiple transit lines, parks and open space, and commercial including grocery. A potential project in this location could help people live closer to where they work and achieve many of their daily errands without the use of a personal vehicle. With so much empty and available CRE nearby (over 50,000sf available between Madonna Plaza, SLO Promenade, and SLO Ranch Marketplace), it only makes sense to initiate this GPA to accommodate more housing on what would likely otherwise sit as a vacant lot. As with all new residential development, especially in areas that inherently provide the City a smaller cut of property tax revenue, the fiscal impact of the lot in isolation is a concern but it seems that the change would still allow the SLRSP to provide a net positive financial gain to the City even if it is less than originally projected. I appreciate the Council's consideration of this amendment and the work that staff has put into preparing this hearing item. Thank you, Nicholas Burgnon 1
