As a current resident of San Luis Obispo, I am writing in opposition to the proposed
amendment to the San Luis Ranch Development.
The addition of 276 residential units on Lot 7 will inevitably lead to increased traffic in an area
that is already struggling with congestion. The additional residents will increase demand on
local roads, leading to longer commute times, greater pollution, and overall decreased quality
of life for both new and existing residents. I myself have to wait at one traffic signal on my way
home from work through two and sometimes three light changes due to congestion on Los
Osos Valley and Madonna roads.
The increased demand for healthcare, public safety, and other public services could lead to
diminished quality of care and service for both new and existing residents. Wait times for
doctors and healthcare services are already very long.
Residents need more commercial properties to be developed outside of the downtown area
which primarily serves the needs of tourists. In particular, commercial properties outside the
downtown area are important for economically disadvantaged families, the elderly, and
differently abled population for which downtown parking can be an issue.
While the development of new housing may seem like a solution to the housing crisis, the
reality is that the homes already built in this development are unaffordable for a significant
portion of the population. While the proposal mentions deed-restricted affordable housing,
the number of units and their availability remain unclear. The vast majority of units in this
development have been unaffordable units, and the process to obtain the deed restricted
units was obscure at best.
These issues need to be addressed before allowing this developer to change the already
approved plans for this development.
