SANTANA, as Grantors, hereby grant to the CITY OF SAN LUIS OBISPO, a municipal corporation, as Grantee, all of their right, title, and interest in the following described property in the City of San Luis Obispo, County of San Luis Obispo, State of California, to wit: That portion of Lot 21 in Block 3 of the Breck Tract in the City of San Luis Obispo, County of San Luis Obispo, State of California, according to map recorded March 7, 1922 in Book 3 of Naps, at Page 1, records of said County, described as follows: Beginning at the intersection of the southerly line of Breck Street with the westerly line of Johnson Avenue in the City of San Luis Obispo; thence S 360 22' Eist along the Westerly line of Johnson Avenue a distance of 110.00 feet to a point; thence S 500 48' W a distancb of 6.01 feet to a point, thence N 36 22' W a distance of 94.24 feet to a point; thence on a curve to the left with a radius of 15.00 feet through an angle of 920 50' for a length of 24.30 fact to a point, thence N 500 48' B a distance of 21.77 feet to the point of beginning. SANTANA, hereinafter called Grantors, and the CITY OF SAN LUIS OBISPO, a Municipal Corporation, hereinafter called City witnesseth: 1. Grantors agree to convey to the City .016 acres, more or less lying along Johnson Avenue. 2. City agrees to construct sidewalk, curb and gutter across the entire frontage of the property being conveyed to the City. 3. City agrees to pay Grantors $414.70 for the land being conveyed to the City less $413.40 it would have cost to complete the improvements at the old curb line, leaving $1.30 the City agrees to pay Grantor upon execution of this agreement. 4. The City will provide all necessary, engineering and legal work, remove existing curb and gutter, revise the driveways, in kind, relocate utilities as necessary, construct retaining wall and steps as necessary and pave out the street to the new gutter.
