I am writing to strongly oppose the Broadstone project currently being considered along both sides of Los Osos Valley Road adjacent to Los Verdes 1 and 2. My wife and I have been owners at 19 Chuparrosa Drive, SLO for 33 years and we feel we will be severely and negatively impacted by this proposed development. Here are my reasons: 1) There is already way too much traffic along the Los Osos Valley Road and S. Higuera corridors, especially during the busy hours of 7-9am, 11am-1pm, and 3-6pm. During those rush times, it is very difficult and dangerous to turn left onto S. Higuera from Los Praderas Dr. Adding 430 residential units will only increase the traffic. 2) No additional housing projects should be approved until the Prado overpass (from the Madonna shopping complex over the freeway) AND the extension of Prado Road to Broad street is completed. Back when Costco, Home Depot and Target, etc. were being proposed, the City promised to collect monies from these big corporations to fund the Prado overpass in order to relieve the expected traffic congestion. That was 20 years ago. Completing the overpass and the Prado extension would do much to relieve the traffic that currently converges at S. Higuera and LOVR. PLEASE FOLLOW THROUGH ON THIS PROMISE BEFORE ANY OTHER HOUSING PROJECTS ARE UNDERTAKEN. 3) There is a school bus stop on LOVR along the Los Verdes developments that will have to be taken into consideration if this project is approved. That means traffic along LOVR appropriately comes to a complete stop for the safety of the children getting on or off the bus. I cannot see how adding a potential of 800 cars with this new development will enhance the safety for these children. 4) The proximity of the entrances and exits of the proposed development to a major freeway on/off ramp should, by itself, negate the project. I understand yet another stop light would be installed to allow Broadstone residents to enter/exit their development. If so, that would make it the 5th stop light in a 1/4 mile stretch! That's insane. 5) Trader Joes and Costco are already packed at all hours of the day. I can't imagine the additional traffic and parking issues if 430 homes are built. If the Broadstone project is to move forward, then I urge the council and planning commission to not allow for vehicle entrances and exits along LOVR. The only safe and sane answer would be to have a one way in and out to the project from S. Higuera near Buckley Road, leaving the north lot undeveloped.
