SUBSTITUTION OF TRUSTEE AND PARTIAL RECONVEYANCE

WHEREAS, the undersigned, AMERICAN NATIONAL INSURANCE COMPANY, a Texas corporation,
is the beneficiary, and MORGAN FLAGG and wife, CLAIRE E. FLAGG, are the Trustors,
under that certain Deed of Trust dated December 23, 1960 and recorded January 5, 1961
in Book 1101, at page 377 of Official Records of San Luis Obispo County, California,
and WHEREAS, said Deed of Trust designated W. 0. WATSON as the trustee, and
WHEREAS, the undersigneddesire to substitute a new trustee under said Deed of Trust
in the place and stead of W. 0. WATSON,
NOW THEREFORE, The undersigned hereby substitute AMERICAN NATIONAL INSURANCE COMPANY,
a Texas corporation, whose address is One Moody Plaza, Galveston, Texas, 77550, as
Trustee under said Deed of Trust and said substituted trustee, having been requested
in writing by the holder of the obligations secured by said Deed of Trust, to reconvey
a portion of the estate granted to said Trustee under said Deed of Trust, DOES HEREBY
RECONVEY unto the person or persons legally entitled thereto, without warranty, all
the estate, title and interest acquired by said Trustee under that Deed of Trust in
and to that portion of the property described as follows:
That portion of the Southeast Quarter of Section 22, in Township 30 South,
Range 12 East, Mount Diablo Base and Meridian, in the City of San Luis Obispo, County
of San Luis Obispo, State of California, according to the official plat of the survey
of said land on file in the Bureau of Land Management, described as follows:
Beginning at point H -6 as shown on the Tract map of Tract No. 66, recorded February 29,
1952 in Book 5 at Page 81 of Maps, said point also being on the Southerly line of the
property described in the deed to Christ Steiner, et ux., recorded in Book 25, Page
425 of Official Records; thence North 890 42' 45" Bast a distance of 252.44 feet along
said Southerly line to the Southwest corner of the property described in docent
recorded June 9, 1966 in Book 1399 at Page 282 of Official Records; thence North 12°
46'15" West a distance of 17.40 feet along the Westerly line of said property des-
cribed in Volume 1399, Page 282 of Official Records; thence North 890 35' 30" West
a distance of 248.35 Peet to a point on the Westerly line of the property described
in said deed to Steiner; thence South 00° 39' 45" West along said Westerly line 20.01
feet to the point of beginning.
The remaining property described in said Deed of Trust shall continue to be
held by said Trustee under the terms thereof. As provided in said Deed of Trust
this Partial Reconveyance is made without affecting the personal liability of any
person for payment of the indebtedness secured by said deed of trust.
