Developer's Point of view: - Mar 28, 2025. Eq + map To finish ... actually Hannah indicated this meeting was to discuss their recommendation to consider these 3 issues, so ... Now is not too early to talk about approvals because the battle of mindsets has started. And too often developers win because they keep peppering away, while public gets on with their lives. So ... 1. Broadstone wants to ADD 400-plus homes to thiscremaining small spot; WHAT DOES THAT MEAN IN CARS being added to the equation? How about 800! Yes, we live in California and 2 car homes are the norm, right? It is EVEN MORE at both Los Verdes parks right now. Why? Because they have over 30% non-resident living there.... aka ... renters; & student renters and they need cars to get to ckass/!!work. I brought this up at our meetings with them, and they just blue it off; wasn't in their plan; but developers are famous for this. I'll give examples at public meeting. BUT ... Even if you buy off on their architects statement there will be only 1.2 parking spaces at Broadstone north ... it then means over 700 cars ( noise & carbon monoxide pollution) added in, despite the By-pass ... so ... is this the right Location for this? No, city HAD IT RIGHT BEFORE ...R-3 makes sense (approx 150 units) NOT R-4 and 435 etc. Pure greed, and to emphasize this point .... Builder says they are going to build EVEN MORE units if annex not approved! In soace where road would have been! (noise-air pollution be damned!). 1 We, The people, must fight this every inch of the way; and will; as you will see tomorrow. One last point. In my subdivision: Equestrian Acres, at corner of Hacienda & Crestmont, was zoned rural- suburban (1 house per acre), thats all i asked to continue; and all neighbors very happy. But these people from Bakersfield want to max out Every inch; despite knowing it has been logically planned for R-3 ... they wAnt R-4, then go back to wherever. So imagine this: 5 yrs from now; you coming back from Pismo Beach; or your family and friends coming to visit, as they come over the Avila hill, down to Los Osos Valley Road; and look to the right ... see 3 story housing, as their entry to the special quaint town of San Luis Obispo... do we want to change to that?
