Thank you for the opportunity to review and provide feedback on the Broadstone Village development
proposal. While we recognize the need for housing solutions in our community, we have concerns
regarding the potential impact on traffic congestion, obstruction of cherished views, and the scale of
the project.
Traffic & Infrastructure Impacts
The addition of 409 residential units, along with a new signalized intersection and a bypass road, will
significantly increase traffic on Los Osos Valley Road (LOVR), South Higuera Street, and Buckley
Road. Given existing congestion in these corridors, we encourage a thorough traffic impact study to
assess how peak-hour flows will be managed. Additionally, the effectiveness of the bypass road in
mitigating congestion should be carefully evaluated to ensure it does not inadvertently increase traffic
burdens on nearby neighborhoods.
Preserving Community Aesthetics & Views
The area surrounding the proposed project is valued for its open space, agricultural character, and
scenic views. The introduction of clustered, multi-story buildings has the potential to obstruct these
treasured vistas, altering the visual appeal of the region. To better integrate with the existing
landscape, we suggest lowering building heights in key areas and implementing thoughtful
landscaping buffers to preserve view corridors.
A More Sustainable Alternative
Rather than a 409-unit development, a scaled-down version of the project could provide much-
needed housing while reducing infrastructure strain and maintaining the area’s visual and
environmental character. A more moderate approach—perhaps focusing on a reduced number of
senior housing and multifamily units—could achieve a balance between community needs and
preservation goals. Additionally, we encourage exploring ways to enhance public green space.
We appreciate the efforts to include public benefits such as the Bob Jones Trail extension and
infrastructure improvements. However, we urge careful consideration of the community impact and
the possibility of a more measured, sustainable approach to development. We welcome continued
dialogue to ensure that any project aligns with the values and long-term vision of our community.
