Dear City Council Members, I am writing to express my concerns regarding the Broadstone Village project and the recommended actions currently under consideration. While I understand the need for new housing and infrastructure, I urge the Council to carefully evaluate the potential negative impacts this development may have on our community. 1. Strain on Infrastructure & Public Services The addition of 409 new housing units—208 senior units and 201 multifamily units—will significantly increase demand for public services, including emergency response, utilities, and traffic management. Without clearly defined funding strategies for these critical services, existing residents may bear the financial burden of accommodating this growth. 2. Bypass Road Funding Concerns The recommendation states that general fund contributions will not be used for the bypass road, yet there is no clear alternative funding strategy. Without a concrete plan, this essential infrastructure could remain underfunded, resulting in increased congestion and safety hazards. The Council must ensure that developers—not taxpayers—are responsible for financing and maintaining this road. 3. Lack of Affordable Housing Commitment The recommendation requests direction on “the possible inclusion of affordable units,” which suggests that affordability is not a guaranteed component of the project. With rising housing costs, our community needs firm commitments to affordability, not vague considerations. The Council should require a specific percentage of units to be designated as affordable before proceeding with approvals. 4. Environmental and Community Impacts The Broadstone Village project proposes an extension of the Bob Jones Trail, which is a valued community asset. However, large-scale development in this area could disrupt local ecosystems and diminish the quality of the trail experience. Additionally, increased traffic and urban expansion may 1 negatively impact existing neighborhoods. A thorough environmental review must be prioritized before approvals are granted. I urge the City Council to take a cautious approach, ensuring that this development aligns with our community’s long-term interests. A development of this scale should not proceed without clear funding plans, strong affordable housing commitments, and assurances that our infrastructure and natural resources will be protected.
